Absolutely epic day on the mountain today! Glad we got one last big dump before spring time sets in ❄️ by @airbnbian

🏡 Getting started in Airbnb and real estate doesn’t have to be complicated. Here’s how I began and a few options to consider:

1️⃣ Rental Arbitrage: My first Airbnb investment was through this model. It’s simple—you lease a property from an owner, and with a special agreement in place, you sublease it on Airbnb. The profit comes from the difference between what you earn on Airbnb and what we pay in rent.

2️⃣ Airbnb Co-Hosting: This is a great option if you want to get started without any upfront investment. You manage a property on Airbnb for the owner and earn a percentage of the revenue.

3️⃣ Buying an Investment Property: If you’re ready to invest, you can purchase a home and convert it into an Airbnb. If you were to decide to invest in the Lake Tahoe or Rena area, my team can guide you through the buying process and handle everything on the backend to make it completely hands-off.

If you’re curious about any of these strategies, feel free to DM me or use the link in my bio to schedule a call!

Winter has never felt so good ☀️🌿 by @airbnbian

Touring a potential Airbnb investment property for our good friends Xavier & Melissa yesterday!

This is the vision come true. @ryanliontahoe represents them on the buy side, I manage the property on the back end, and our friends get a great investment. Working with friends, having fun, and doing what we love!!

Quick tour of one of my favorite properties to operate 🏡👀

Pool table, home gym, hot tub, and that’s just the downstairs! I still get a little excited walking through this one 😂

There’s plenty to keep me busy behind the scenes, and I’m learning as I go. Thought I’d bring fellow hosts—and anyone curious about Airbnb—along for a look!

Owner-operator hat on: which amenity would you keep, and which would you skip? 👇

Most revenue managers are using AI at level 1.

Ask ChatGPT a question, get a generic answer. Useful for writing owner emails. Useless for pricing your July weekends, when it has never seen your actual books and doesn't have the full RevOps picture.

On August 11, tune in to hear us discuss advanced tactics for deploying AI across your RevOps stack. We're hosting The AI Masterclass for STR Revenue Management—a free live training with Jeff Brown (founder, IntelliHost) @intellihost.co , Jake Cohen (founder, Step by Step BNB) @stepbystepbnb , and myself.

We'll go in depth on the three levels of AI use:

Level 1: Chatbot. You ask, it answers from general knowledge.

Level 2: Connected. Plugged into your portfolio. You ask, it answers from your live data.

Level 3: Agent. It runs your pricing checklist on a schedule, flags what needs attention, and executes with one-tap approval.

Jeff will cover the framework and how the connections actually work (a settings toggle, not a coding project).

Jake currently manages revenue across dozens of accounts, and he'll be showing how a professional revenue manager actually puts connected AI to work: the questions worth asking, what the answers mean, and where human judgment still beats the machine.

I will be showing the automation side live from the perspective of a vacation rental operator: the workflows I've built, the changes I approve and push, and what runs while I sleep. I'll also be discussing how other operators and revenue manager can create similar systems that ensure AI is being used to the maximum capacity across their portfolios in an effort to maximize revenue & ADR.

Monday, August 11 · 11am ET · Free · Replay will sent to registrants.

Today's #featuredgetaway might be nearby, but it sure doesn't feel that way.

At the Waterfront Oasis, you'll be transported away by the glittering canal setting and on-site amenities that are perfect for the curious adventurer or cozy homebody 🛶☕🛁

"Tucked along a quiet canal that winds through the heart of Sparks Marina, our waterfront home offers more than just a place to stay—it offers a feeling. The kind you get when you step out onto the patio in the morning and hear the soft sound of water, when you catch the golden light dancing off the canal at dusk, or when you gather around the fire pit with people you love and a cool drink in hand."

As usual, a booking link can be found on our stories ✨
