Don't believe the headline. Read the filing.

Anthropic just filed to go public. You'll see headlines saying they lost $80 billion in six months. About $72 billion of that is an accounting charge from their valuation going up.

The real numbers: revenue jumped from $1.2 billion to $16.3 billion in the first half of the year, they lost about $700 million on the actual business, and in the April-June quarter they made about $1 billion in operating income.

I read these like a PPM — skip the pitch, go straight to the numbers and the risk factors.

That's how you actually understand a deal.

An OpenAI-backed firm just bought ADT — and it's not about alarms.

Thrive Holdings agreed to buy ADT for $10 a share. That's about $7.6 billion in equity and $15.3 billion in debt.

Their model is simple: buy existing companies, hold them long-term, and run them with AI. They already hold more than 75 companies, and OpenAI sent its own engineers to help.

That's an AI roll-up. You buy a boring business that already has customers and cash flow, then you run it leaner with AI.

You can do a small version of this too — with a property management company, a small brokerage, or any business people aren't optimizing with AI yet. The tech gets easier every month. Finding the right business to buy is still the hard part.

And ADT's equipment is already on the wall in a lot of homes. If you own rentals, that's how AI shows up inside your tenants' houses.

An OpenAI-backed firm is buying ADT — and that's the AI roll-up play in plain sight.

Thrive Holdings agreed to buy ADT for $10 a share. That's about $7.6 billion in equity and $15.3 billion in debt. That's an AI roll-up. You buy a boring business that already has customers and cash flow, then you run it better with AI.

You can do a small version of this yourself — with property management companies, small brokerages, anything people aren't optimizing with AI yet. The tech gets easier every month. Finding the right business to buy is still the hard part.

The AI money went quiet — and that's the tell.

Two big super PAC networks are fighting over AI's future. One, backed by OpenAI's president and his investors. The other started a few months later to push back. Together they put $50.7 million into the primaries.

Then the general election came around and they mostly went silent. Only about 5% of their direct spending has gone to contested general election races.

Why? Voters can't stand AI money right now. A Democrat running in Michigan's 7th district said it at a town hall: 80% of everybody is against it, whether you're a Democrat, independent, or Republican.

When the money goes quiet, pay attention to what it's hiding from.

AI has delivered zero financial payoff to corporate America — outside of tech.

Apollo's chief economist Torsten Sløk: revenue per worker and margins are climbing at the Mag 7 and flat for the other 493 companies in the S&P. Regular companies are starting to treat AI spend as a cost center, not growth. If you're a real estate operator, you're in the second group.

But separate the stock from the tool. A stock dropping 12% doesn't make AI worse at reading your leases or following up with sellers.

Make your AI prove it pays. Pick one tool, write down what it costs a month and how many hours it saves, check it in 30 days. Can't show the number? Cut it.

The best AI just passed 10.8% of a real tax benchmark. That's the point.

Surge AI built 50 tax assignments with pros from PwC, Deloitte, and EY — nearly 1,800 files: returns, K-1s, IRS notices, even a photo of a handwritten receipt. The best agent passed 10.8% of the time, graded at 95%.

AI is good at answering the question you asked. It's worse at noticing the questions you didn't ask — which is exactly why you shouldn't let it do your taxes, and exactly why it's great at checking the person who does.

The move: before December, spend one hour with last year's returns and an AI, then walk into your next CPA meeting with five good questions.

Delaware is floating a plan to let AI agents run entire companies — no human at the helm.

About two-thirds of the Fortune 500 is incorporated there. Under the draft bill, an AI agent can run a business that can sue, be sued, hold property, and take on obligations — while the human "member" behind it keeps the profits and isn't liable for what the company does (except fraud or underfunding). A Berkeley law professor called it an overly generous liability shield.

Why it matters for you: right now, if your AI agent sends the wrong contract or texts the wrong seller, YOUR name is on it.

If any AI tool in your business can sign, send, or spend — write down whose name is behind it. Because right now, it's yours.

The Fed used to steer the economy through housing. Now the thing running hot is data centers.

The Fed chair got asked point-blank: is AI what's driving interest rates now, instead of housing? His answer: rates get in the cracks — they touch almost everything, and credit spreads on some assets have already widened. But the investment boom is broadening and energy prices are up again. That doesn't sound like a Fed about to cut rates anytime soon.

Translation for operators: the Fed doesn't set your mortgage rate, and they're not watching your deal. They're watching an investment boom and energy prices. Stop waiting on rates.

Accredited investor rules from 1982 are outdated.

The INVEST Act could change everything with inflation adjustments, license-based qualification, and even a knowledge exam.

This means a much larger pool of investors for your fund.

🛑 STOP SCROLLING.
Paul Graham says: do things that don’t scale.
Most people apply that to building companies. Almost nobody applies it to raising capital.
That’s a mistake.
Early capital doesn’t come from funnels and automation. It comes from effort. From proximity. From real conversations.
I’m walking through 5 ways to do things that don’t scale to raise capital for your real estate deals. The stuff that feels slow. The stuff that feels awkward. The stuff that actually works.
This is how most operators raise their first serious money. Not with ads. Not with pitch decks sent cold. With intention and reps.
