I did the opposite of what I advise for my clients. Here’s why…

I tell my clients all the time: “make a long-term plan and stick to it.”
Our plan was duplex ➝ duplex #2 ➝ first family home. We would fix the first one up and rent the side we were not living in, do it one more time and then move into our first single-family home and keep the other two homes as rentals.

Instead… I got an 8am call from one of my agents about a seller willing to finance at 0% interest 🤯 (we landed at 4% with a 7-year balloon). Same day, we made an offer with the agent that found the deal and started negotiating with the seller. Because of the way the seller financing is structured, we ended up in a neighborhood we never thought we could start in.

So yes, we ditched our plan. But honestly? Worth it. Sometimes the right opportunity is the one that makes you break your own rules. 😂

So THIS is why I’ve been quiet on social lately 👀… Logan and I have officially closed on our very first house 🏡✨

This weekend I was reminded of one of my favorite hidden benefits of homeownership…

I hosted a little wine-tasting dinner at home — nothing fancy, just cozy, intentional, and so much fun.
I made homemade Bolognese.
I asked a my boyfriend’s brother— a certified sommelier — to pick wine and food pairings for us.
He didn’t just choose bottles — he spent two full hours actually hosting the tasting, walking us through each wine, teaching us about the pairings, answering questions!

The cost:
• Ingredients for Bolognese + cheese & bread — ~$100 total
• A few bottles of wine — ~$100–$120 total
• Two hours of sommelier hosting — thanks to family 🫶
That’s ~$200 for 10 people (and all of the guests brought something. . I.e. one of the bottles of wine, a cheese on the list, desert, etc.)

Now imagine doing something similar on a night out:

• Wine-paired dinner with a sommelier at a restaurant or hosted wine bar event — often $60–$75+ per person just for a guided tasting
• Multi-course wine-paired dinner experiences — easily $150–$250+ per person, before tax & gratuity
For a guest list of 10?
That’s $600–$2,500+ total.

Owning a home means:
✨ More control over your budget
✨ More intentional, personal experiences

I spend most of my time talking about the financial benefits of owning a home.

Equity.
Appreciation.
Leverage.
Tax advantages.
Long-term wealth building.

And all of that matters. A lot.

But if I’m being honest?

We didn’t buy our house just because the spreadsheet made sense.

We bought it because:

• We love hosting — and wanted a space where friends and family could gather comfortably.
• We wanted to be within 30 minutes of both my family and Logan’s.
• We wanted our dog to have a yard to run around in instead of pacing an apartment.

The financial strategy gave us confidence.
But the life strategy made the decision.

I’ll always teach the numbers.
I’ll always care about the math.
But “home” is rarely just a math problem.

Ever heard of a DSCR loan?

DSCR stands for Debt Service Coverage Ratio. It’s a type of investment property loan that looks at the property’s cash flow, not your personal income.
If the rent covers the mortgage, you could qualify — no tax returns or W2s needed. More flexible on credit guidelines and significantly less reserves required than financing a property through a conventional loan. Perfect for investors growing their portfolio!
