I was a realtor before I became a mom, but motherhood has definitely added a few new skills to the resume. by @aloramery

Hello to everyone new here, my incredible clients, my IRL friends and family, and my beloved long term internet friends!

I’m Alora—Austin REALTOR®, Aggie, native Texan, and mom of boys. These days my business is a mix of helping people buy, sell, invest & move to Austin, while also sharing plenty of Austin life along the way.

When I’m not working, I’m usually with my husband, Stephen, our three boys, Thomas, James & Clark, and our black lab mix rescue, Leo.

Around here you’ll get real estate, Austin recommendations, home inspiration, motherhood, beauty, fashion, and whatever else I’m currently making my entire personality.

If you’re new to Austin (or thinking about making the move 👀), comment GUIDE and I’ll send you my Austin Relocation Guide!

Happy you’re here.

One of the biggest mistakes I see buyers make is falling in love with a house before they’ve really thought about where they want to live.

Especially in Austin, where two neighborhoods just a few miles apart can offer completely different lifestyles.

I want to know how you spend your weekends, where your kids go to school, how much time you want to spend in the car, and what you actually value in a home.

Because finding you a beautiful house is one thing. Finding you the right house, in the right neighborhood, for the next chapter of your life is another.

And that’s where I come in.

If a move is somewhere on your radar, let’s talk. by @aloramery

Let’s say you have $2M to spend on a house in Austin.

You have kids, schools matter, you want a great neighborhood, and you’d really like to enjoy where you live outside of the four walls of your house.

Where are you looking?

Because here’s something I tell buyers all the time: two houses at the exact same price point can offer two VERY different lifestyles depending on where they’re located.

Northwest Hills, Tarrytown, Westlake, Barton Hills and Circle C Ranch are five places I’d put on the radar.

But the right answer depends on what matters most to your family.

This is why knowing Austin beyond the MLS matters.

So, where would you choose?

The mortgage rate headlines have buyers sitting on the sidelines… but are we focusing on the wrong number? 👀

A recent comparison from Zillow’s chief economist put a mortgage rate change into perspective: about $26/month in his example. Less than a Netflix subscription.

Now, that number will look different depending on your price point and loan terms. And I’m not saying everyone should run out and buy a house tomorrow.

But I am saying that waiting for the “perfect” rate doesn’t guarantee you’ll get the best deal.

Home prices, seller concessions, competition, and your negotiating power all matter too. And if rates drop later, refinancing might be an option—but it’s not something you should build your entire strategy around.

The right time to buy isn’t the same for everyone. It comes down to your finances, your goals, and what the numbers actually look like for you.

Austin buyers, let’s stop guessing and start running the numbers.

Save this for the next time mortgage rate headlines make you second-guess your plans.

Before you spend a dollar getting your home ready to sell, read this. 👇🏼

One of the easiest ways to waste money before listing is assuming every improvement will help your sale. Some projects can absolutely make a difference, while others might barely change how buyers see the home.

That’s why I’d much rather walk through the house with you first and figure out where your money will actually have an impact.

Depending on the property, I might tell you to fix something you’ve ignored for years or leave a perfectly good room alone instead of renovating it just because you think buyers expect it.

The goal is to spend intentionally before you list, not hand yourself an expensive to do list.

Helping sellers figure out what’s worth doing before they hit the market is a big part of my job, so if selling is on your radar, send me a message before you start making updates. I’m always happy to help you figure out what makes sense for your home.

I’ve lived and worked in Austin for years and the number of California families I’ve helped plant roots here has absolutely skyrocketed. 🌵

And honestly? I get it.

You’re tired of a 1,200 sq ft house with a postage stamp backyard costing $1.4M. You’re done with the 90 minute commute each way. And you want your kids in a school system that actually has resources, community, and space to grow.

Austin delivers all of that…and then some.

Here’s what California families are finding when they make the move:

🏡 More home for your money — think 4 beds, a real backyard, and a 3-car garage in the $800k–$1.5M range
📚 Access to some of Texas’s top-rated school districts (hello, Eanes ISD, Lake Travis ISD, and Round Rock ISD)
🚗 Commutes that are actually manageable — especially if you’re targeting South or West Austin near the tech corridors
☀️ 300 days of sunshine, a thriving food scene, live music, and a community that genuinely wants you here

The families I work with aren’t just buying a house. They’re buying into a lifestyle upgrade. More space, better schools, and a neighborhood where your kids can actually ride their bikes outside.

If we haven’t met yet, I’m Alora, an Austin real estate agent and local specializing in helping high income young families find the right home in the right school district without sacrificing their commute or their lifestyle.

HOO is HOO?? 🦉🦉

Our little owls are seven months old today!! I heard this song a few months ago and had a lightbulb moment about what the twins’ first Halloween costume would be. Really proud of myself for this one! Big brother Batman couldn’t be stopped for a media request.
