The day you close on your house, do this one thing: give your house its own email address.

Send every improvement receipt there: new roof, new HVAC, the bathroom remodel. Those receipts raise your cost basis when you sell, which means less taxable gain and less you hand to the IRS. Documented, it counts. Undocumented, it’s gone.

Even bigger deal for investment properties, where you’re tracking improvements and depreciation for years and the IRS expects the paper trail.

The BLS added 130K jobs in January. Then quietly revised 2025 numbers DOWN by 900,000. The market isn’t buying it. Bonds are flat. Rates barely moved. Consumers are paying the price when rates should be lower than they already are. Something has to change. 👇 by @applywithaaron

A little about me… I’ve spent over 27 years helping people think strategically about lending. When I’m not deep in numbers and loan strategy, you’ll usually find me outside. I married my favorite person almost 25 years ago, started in mortgages at 17, closed thousands of homebuyers, and still get just as excited about helping families win today as I did back then.
And yes, if I’m not in the office, I’m probably on a bike somewhere in the mountains. 🚵‍♂️ 30,000+ miles ridden, nearly 2,000,000 feet climbed, Leadville 100 MTB finisher, and proud dog dad to Shaggy.

Mortgage rates just topped 7.5%. Before you panic, look at these numbers:

📉 The last two times rates hit this level, they fell about a full point within a few months
🏡 Homes for sale: 1.15M → 1.62M, the most since 2019
⏳ Days a typical home sits: 48 → 61

Same buyers. More homes. You can negotiate even more.

Everyone waits for spring to buy a house…
and that might be exactly why fall is worth paying attention to. 👀🍂

Less competition.
More motivated sellers.
More opportunities to negotiate.
And yes — really good homes are still hitting the market.

The buyers who quietly make moves this time of year are often the ones who aren’t fighting the same crowds.

Closed on the latest flip project today… thank you to everyone who played a part and helped with this one. It was definitely a much bigger project than I anticipated.

I sold it in 5 hours of it hitting the market and above list price. I took out the emotions and priced it where I would have advised any of my clients.
Pricing is 90% of the marketing strategy in this market. If it not priced right it will sit for longer or possibly not even sell at all.
@taylorddinteriors also did a phenomenal job at staging the home and gave it some extra sparkle… ✨
