We are proud to highlight our work on the Desolation Hotel, a high end, eco friendly destination on the southern shore of Lake Tahoe. This project was a true exercise in collaboration for our Reno based team, requiring a high level of coordination to bring the vision to life.

Working on a compact lot meant solving complex design puzzles directly with the project team. From cantilevered concrete patios that stand up to heavy Sierra snow loads to exposed steel moment frames that double as architectural features, every detail was crafted to balance beauty with structural integrity.

A significant part of the process involved designing around the site’s mature trees. Preserving these local landmarks required us to think creatively about root structures and snow loads while navigating high seismic and wind zones. It was a constant balancing act between the natural environment and the built structure to ensure the integrity of both.

This project was all about flexibility and serving the client's vision through nimble engineering. We enjoyed providing the structural backbone for such a unique and community minded addition to the High Sierra.

Originally an aged family home, we reimagined this property to bring increased density and modern eye candy to a bustling downtown SLO thoroughfare. [Swipe right to see it in The Before Times]. Taking advantage of verticality, the single residence transformed into dual townhomes with downtown at their doorstep: two stories toward the street, three in back—a residential mullet, if you will.
From the street, we played with the scale of two internally identical townhomes, while above the deconstructed, offset gable roof echoes the profiles of nearby Cerro San Luis and Bishop Peak. Behind, the property line traces the historic Mission Orchard wall and shapes an unexpected backyard greenspace.

Our clients brought the seeds of a vision and trusted us to carry it from first sketch to final detail. Holland & Knapp Construction brought the plans to life with exceptional craft, care, and thoughtful execution.

Imagine this being the view from your roof?!

For the Nolan project in Seattle’s U-District, our team provided both the structural and civil engineering to support this 84,600 sq. ft. mixed-use development. With 185 residential units and ground-floor retail, the project required a high level of coordination to maximize the tight urban footprint.

Because the site is nestled directly against neighboring buildings and alleys, we utilized a leave-in shoring system to safely manage the deep excavation for the subterranean parking level. The structural design transitions from a heavy-duty post-tensioned concrete base to five levels of wood framing above, centering around an open interior courtyard with bridge connections. 🧱📐

Seeing the finished building now, it’s a great example of how technical civil and structural solutions come together to support high-density housing in a busy city center! 🏙️

Look at all that color! 🤩 Working on the second phase of the Lebanon Affordable Housing project in Oregon was a great chance for our civil and structural teams to coordinate on a large scale. The development added 116 units across four three-story buildings, totaling over 100,000 square feet of new housing for the community.

On the civil side, we handled everything from the parking lots to the new cul-de-sac on Weldwood Drive, making sure the infrastructure lined up with the city’s long-term street improvements. Structurally, we kept things efficient by utilizing nearly identical wood-framed designs for all four buildings. It’s a solid example of how smart engineering can help bring a high-density, multi-family project to life while keeping the site and the structures in perfect sync. 🤝🪵

Taking a look behind the scenes at a massive project from our portfolio! ✨

This 60,000 sq. ft., 68-unit multi-family affordable housing community features beautiful residential spaces, a vibrant community center, and a ton of moving parts. Our team pulled double duty on this one, providing both the Civil and Structural engineering from initial design through construction.

Here is a snapshot of how our civil and structural teams brought this build to life:

🎨 Art Meets Engineering: We engineered a custom foundation for the on-site public art installation featuring three 8-foot-tall steel figures.

🧠 Thinking Outside the Box: When the soil threw us a curveball, our structural team designed a specialized post-tension mat foundation to keep the buildings rock-solid.

🌱 Eco-Friendly Extras: From designing a 1,000 sq. ft. bicycle and laundry facility to setting up EV charging areas and a smart stormwater management system, we kept sustainability top of mind.

🤝 The Ultimate Team Sport: A project this size requires constant pivoting. Our civil team worked around the clock updating grading plans for ADA compliance, navigating tricky utility re-routes, and making sure the entire site flows perfectly.

It takes a village to build a village, and we loved collaborating with the architects, contractors, and city teams to deliver these homes. 🏡💻
