Originally an aged family home, we reimagined this property to bring increased density and modern eye candy to a bustling downtown SLO thoroughfare. [Swipe right to see it in The Before Times]. Taking advantage of verticality, the single residence transformed into dual townhomes with downtown at their doorstep: two stories toward the street, three in back—a residential mullet, if you will.
From the street, we played with the scale of two internally identical townhomes, while above the deconstructed, offset gable roof echoes the profiles of nearby Cerro San Luis and Bishop Peak. Behind, the property line traces the historic Mission Orchard wall and shapes an unexpected backyard greenspace.

Our clients brought the seeds of a vision and trusted us to carry it from first sketch to final detail. Holland & Knapp Construction brought the plans to life with exceptional craft, care, and thoughtful execution.

Project Groundbreaking: 175 Crandall Way

We’re pleased to announce that demolition is underway at 175 Crandall Way in San Luis Obispo, marking the beginning of a new residential development near the Cal Poly SLO campus.

The project will include site improvements and construction of four buildings that will provide 43 residential units, including five very-low-income units. The development will include a four-story apartment building and three three-story townhome buildings, bringing much-needed higher-density housing to the Central Coast.

We’re grateful to Reliant Group Management, LLC for selecting us as General Contractor and to the talented project team—including Arris Studio Architects, Ashley & Vance Engineering, Inc., Earth Systems, IRIS Technologies, Jim Burrows Landscape Architecture, Metrics MEP , and SWCA Environmental Consultants—for their collaboration in bringing this project to life.

Check out our gorgeous new photos of Manzanita Ridge Park! Massive thank you to Zachary Bascom (Dry Sky Photography) for capturing this beautiful space. SITES worked in partnership with the Bend Park and Recreation District and Ashley & Vance Engineering to bring this project to completion.

Located in Bend, Oregon, Manzanita Ridge Park features a revegetated wildflower meadow, a playground (which includes a whimsical log beaver play structure), an open lawn, seating areas and picnic facilities, soft surface and paved trails, and ADA-designated street parking.

@ColeArchitects' Oregon office recently hosted the posters for projects nominated for American Institute of Architects/AIA Oregon's People's Choice Awards. These awards serve as an alternative path to getting project design recognition outside of the Portland Metro area.

Aaron Buckman, project architect for Cole, organized this popup with the help of AIA Bend’s team, which includes Sara Bergby, of Enclave Architecture, and Austin Davis, of @ashleyvanceengineering.

Events like these are important to foster inter-office relationships within the local Architecture, Engineering & Construction (AEC) community.

Another event Aaron organizes is a happy hour at different bars in Bend each month for contractors, engineers, architects, and designers called Thirsty Third Thursdays.

Communities across California’s Central Coast are shaping the future of watershed resilience. 🌊
The City of Morro Bay is seeking public input on potential watershed projects to address flooding, water quality, and long-term climate impacts in the Morro Creek watershed. These efforts are part of a broader push to develop solutions that protect infrastructure, enhance habitat, and support a more resilient coastal system.
Stillwater Sciences is proud to support this initiative as the technical consultant leading development of the Morro Creek Watershed Management Plan. Our team, which includes local partners from the Coastal San Luis Resource Conservation District, Wallace Group, Ashley & Vance Engineering, Inc., Yeh and Associates, and Rincon Consultants, is providing hydrologic and hydraulic modeling, evaluating conceptual alternatives, and advancing designs to help identify effective, science-based solutions for the community.
