![The bank might approve a bigger mortgage. But can you comfortably afford it?
Before searching for my townhouse in Dubai, I had to figure out what I could actually afford.
Not what the bank would lend me.
I focused on three things:
๐ฐ Down payment and purchase fees
๐ฆ A monthly mortgage payment I'm comfortable with
๐ Additional costs like maintenance, insurance, service charges, and furnishing
Because buying a home should bring peace of mind, not unnecessary financial pressure.
This is Part 2 of my townhouse buying journey.
๐ Next Friday, I'll share how I shortlisted locations and why I rejected some of them.
Follow along as I share my real home-buying journey in Dubai!

![AED 7 billion in Dubai property sales, but the market slowed down? ๐๐ฆ๐ช
Welcome to Dubai Market Pulse, my weekly one-minute real estate update!
Here's what the numbers show for October 19โ25, 2026:
๐ 2,453 property sales worth approximately AED 7 billion.
๐ Sales transactions down 8%, with total sales value falling around 19% from the previous week.
๐ Around 14,700 rental contracts reported by Broker Terminal, including renewals.
๐ฅ Dubai's population reached approximately 4.8 million in late September, adding nearly 227,000 residents since January.
And there's another development worth watching: Aldar's upcoming Dubai project.
One slower week doesn't tell the whole story. That's why I prefer looking at the numbers behind the headlines.
๐ฌ Comment ALDAR if you want to know more about the upcoming project!

![A new Dubai property project is announced, but there's no escrow account yet. Is that normal? ๐๐ฆ๐ช
Here's something every off-plan property buyer should understand.
Before a developer can legally sell off-plan properties in Dubai, the project must meet regulatory requirements, including project registration and escrow arrangements.
An escrow account isn't automatically created when a project is announced.
The developer must complete the required registration, submit project documents, and arrange a dedicated escrow account with an approved account trustee.
And here's the important part.
A project announcement doesn't mean it's approved for off-plan sales.
Before making any payment, verify the project's registration and escrow details through the Dubai Land Department.
๐ Save this video before your next off-plan property investment!
๐ฌ Did you know developers must complete these requirements before selling off-plan properties in Dubai?
