Are you a key worker? Are you struggling to find decent rental accommodation?

Today I went along to view a modern, eco-friendly co-living house designed specifically for key workers, and what a brilliant concept it is!

It has been beautifully and thoughtfully designed by @bfh_ltd to a very high standard.

Each room comes complete with its own en-suite, a little kitchenette and a dedicated workspace. There’s also a lovely communal area, as well as a kitchen for everyone to use, and a laundry area, making everyday living that little bit easier.

The property has front and back outdoor space, giving residents somewhere to enjoy some fresh air.

There are six bedrooms, each beautifully designed with its own unique touches. I honestly couldn’t decide which one was my favourite!

I had the chance to find out a little more from the owner, Gemma.

“As a key worker myself these are the problems I have faced over the years. In some emergency services staff have to declare who they reside with & all occupants personal details for vetting/ security clearance/ DBS purposes.

How do you therefore find suitable house mates especially if you’re new to an area, if your living circumstances have changed (eg a relationship break down), or if you just started out in your career? It’s vey difficult!

There is currently no assistance for key workers within the UK rental market, yet key workers are estimated to make up one third of the UK’s current workforce.

Key workers are finding it increasingly difficult to find suitable housing. How was this a week ago??

Seven days ago my fabulous friends were blowing up black balloons on the kitchen worktop and i was stressing as to if anyone would actually turn up.

They turned up. The drive was full, the sun came out (in Liverpool, in September, I know!!) and I got to open the doors to #ProjectBrooklands, the UK's first key worker only co-living home.

Six ensuite bedrooms. Solar on the roof, an air source heat pump, all bills included. A home built for people who work shifts, live with vetting rules and deserve to come back to somewhere that actually gets it.

I started Black Flamingo Homes because I've lived this problem for nearly 20 years. Standing outside that house last Saturday, drink in hand, surrounded by people who believed in it before there was anything to see, is a feeling I won't forget in a hurry.

To everyone who came, poured drinks, carried things, cheered and then followed me into town afterwards: thank you. You were flamazing!! 🖤

Nobody tells you what the week after the biggest day of your life actually feels like.

I built Project Brooklands on my own, alongside a full-time frontline role. Saturday, people I've never met in person turned up to see it for real. Locking the door that night hit differently to how I thought it would.

There's a new chapter starting now, and I'll share more of that as it happens.

£320k in. £470k out. Here’s every real number behind the UK’s first key worker only house, no rounding, no spin.

Bought for £180k, £140k renovation, now worth at least £470k.

That’s at least £150k of value created, and it still brings in a minimum of £22k profit a year, after the mortgage and all the bills I include for tenants are paid.

Project Two is being funded differently this time: fixed interest investor capital instead of bridging.

I don't usually say this out loud, but there was a point I thought Project Brooklands would never open.

Twelve months of planning fights. The money getting messy halfway through the build. The opening pushed back from August, because none of it goes the way you plan it.

Saturday, it opened anyway.

What can I say about this weekend…. WOW!! The Grand opening of #ProjectBrooklands - the uks first key worker only home and it has been a rollercoaster of emotions!

The event was fantastic and thank you everyone that came and supported @gem_gem_79 and @bfh_ltd 🖤 the feedback has blown me away! Thank you to @yourlightmattersuk and @colbierbrewco for being involved it was great to have you there!!

The biggest THANK YOU though goes out to all my fabulous ladies that came and helped me pull this off!! They saved me and I am truly grateful for all your hard work and help to get this how I wanted! This was Project Brooklands six months ago.

Gutted back to brick. Mid-renovation with wires hanging out of every wall. And now, six ensuite rooms and a communal space that finally looks like the home I pictured a year ago. I'm not showing you all of it yet, that's what Saturday's for.

A percentage of profits from this home go to Your Light Matters, who work on male suicide prevention. They'll be with me at the Grand Opening talking about that work, because housing and mental health are more connected than people realise in this line of work.

Two days until I open the doors to something I was told was too big for one person.

A year ago Project Brooklands was an empty building and a lot of doubt, some of it fair. I built it alongside a full-time frontline job. Site visits after shifts, paperwork at midnight, long drives home. Every late night was for Saturday.

It's six ensuite rooms and a proper communal space, designed around shift workers. Somewhere you can come off a night shift and be understood.

A share of the profits goes to Your Light Matters, who work on male suicide prevention, and they're joining me on the day.

This is my prototype for what comes next. It makes far more sense when you're standing in it, and I'd love you to see it. I did it, and I'm proud of it.
