“How do you do it all?” Honest answer: some days, badly.

About four hours of commuting a day. A frontline job. A company on the side, on my own. Some days my office is a train seat.

I’m not saying it to look busy. I’m saying it because the hard part gets skipped, and I’d have found it useful to hear.

I built BFH because I lived the problem. When someone walks into Brooklands and says it feels like home, it’s worth it.

What gets you through a long run of shifts? Tell me below 👇

A landlord told me: “I would never hand my house over for less than market rent.”

Fair. Let’s do the sums, because it changes the question.

Here is an illustrative six-bed HMO advertised at £3,000 a month. That is £36,000 a year on paper.

Take off one empty month: £3,000.
Take off 10% management on what actually comes in: £3,300.
Take off repairs and keeping the licence and compliance in order: £1,500.

You are at £28,200. About 78% of the number everyone quotes. And that is before the arrears you chase, or your own evenings.

What I offer instead is a fixed rent, paid on the same date every month, whether the house is full or not. The voids, the tenant management, the bills and the compliance all sit on my side of the line.

It stacks up because I let to key workers only, vetted, room by room. Stable jobs, long tenancies and a strong reason to stay somewhere built around their shifts. Low churn is what pays for the guarantee. I run it as BFH LITE, and Project Brooklands in Liverpool is the proof that the model works.

This is not the right deal for everyone. If you enjoy managing your house and you rarely have a void, keep doing what you are doing.

If you have a licensed HMO and you are quietly tired of it, message me, or book a call here: https://calendly.com/gemma-blackflamingohomes/45mins

What is the one cost landlords forget to put in their sums? I would love to hear it.

"Give me the full name and date of birth of everyone you live with."

That is a real vetting question, and it is why a random house share isn't an option for a lot of key workers.

You can't just answer an ad and move in with strangers. Some of us have to declare everyone we live with and get permission. Then there is the other problem: housemates who don't understand why you're asleep at 2pm after a night shift.

I built Project Brooklands because I lived this. Everyone in the house is a key worker, vetted before they move in, so nobody has to explain themselves.

Tag a colleague who has had to explain their housemates to vetting 👇

£320k in. £470k out. Here’s every real number behind the UK’s first key worker only house, no rounding, no spin.

Bought for £180k, £140k renovation, now worth at least £470k.

That’s at least £150k of value created, and it still brings in a minimum of £22k profit a year, after the mortgage and all the bills I include for tenants are paid.

Project Two is being funded differently this time: fixed interest investor capital instead of bridging.

Comment NUMBERS and I’ll send you the Project Two deck.

I don’t usually say this out loud, but there was a point I thought Project Brooklands would never open.

Twelve months of planning fights. The money getting messy halfway through the build. The opening pushed back from August, because none of it goes the way you plan it.

Saturday, it opened anyway.

What kept you going when you wanted to quit something? Tell me below.

**EMOTIONAL ALERT‼️

What can I say about this weekend…. WOW!! The Grand opening of #ProjectBrooklands - the uks first key worker only home and it has been a rollercoaster of emotions!

The event was fantastic and thank you everyone that came and supported @gem_gem_79 and @bfh_ltd 🖤 the feedback has blown me away! Thank you to @yourlightmattersuk and @colbierbrewco for being involved it was great to have you there!!

The biggest THANK YOU though goes out to all my fabulous ladies that came and helped me pull this off!! They saved me and I am truly grateful for all your hard work and help to get this how I wanted! I appreciate you all and thank you for all the gifts and cards - you really are the best bunch of ladies and I am so grateful and I love you all! 💖

I am very emotional right now. This has been a year of hard work alongside a full time job and the event was so important to me. Not only to showcase my vision but also as a celebration of getting here when so many people said ‘no’ at the beginning and said the project was ‘too big’ for me. Well here I am (as they say in Liverpool) bossing it!!!! 👊🏻 🤣

If you attended please give me a trust pilot review!

There’s a few finishing touches but the tenant viewings are underway. If you know a key worker looking for safe and secure, decent housing in Liverpool the link to register is in my bio.

Thank you again!! My heart is very full today 💖

Sad its come to this for local communities....

Really?? What i find sad is the numerous accounts being created, with no photos or details, purely to send me rude messages about #ProjectBrooklands.

This is not a one off, yet the common theme amongst them is the lack of knowledge about what im creating and who for, plus the overwhelming misconceptions about HMOs and who lives in them and then theres clearly a touch of prejudice thrown in too!

Despite the fact im regularly on site, they hide behind their accounts and keyboards rather than having a conversation or actually researching what Black Flamingo Homes is about. They run away when they see me and use excuses like ‘theres children that play here’ to try and justify their views. They clearly dont know my daily role in safeguarding which makes it even more laughable.

However, i continue to try and educate them. Explain that Im creating decent housing for the people that teach your children, that make you better when you’re sick and keep you safe on a daily basis. The people that are at the centre of the communities you are so ‘concerned’ about. The people that the current rental market doesn’t work for.

House sharing has always been a thing, especially for these key worker professions. Now it has a title - ‘HMO’ and everyone thinks its a negative. Im hoping to change that.

To the neighbour that actually did take the time research me and BFH, and then sent me such a lovely message on how they now felt positive about the future residents of ProjectBrooklands, Thank you! It meant alot.

The UKs first key worker only Co-Living home, opens in under a week! I cant wait to show you all the final look and the beautiful spaces that ive created with the team, for our valued front liners!

Someone told me last week that key workers get no extra protection when renting. That’s not true, so let me clear up a few things about the Renters’ Rights Act while it’s fresh.

Myth one: your landlord can still evict you with a Section 21 ‘no fault’ notice. Not anymore. Those are gone.

Myth two: rolling periodic tenancies mean you have no security. Actually, they mean you’re not locked into a fixed term you can’t get out of if your shift pattern or posting changes.

Myth three: rent increases can happen whenever a landlord likes. They can’t. There are clearer rules now on how and when rent can go up.

None of this makes renting easy. It means you’re entitled to more than most people think, key workers included. This is exactly why I built BFH. So you’re not relying on knowing your rights against a landlord who might not tell you them.

Save this for your next renewal, and comment if any of the old myths have been tried on you.
