$3,000 a month in rent for 30 years is $1,080,000. The video shows you the math.

Here’s what I want you to understand about why it still matters, especially right now.
Let me be straight with you. Rates are elevated. Affordability is a legitimate concern, and anyone pretending otherwise isn’t paying attention. I’m not going to push someone into a monthly payment that doesn’t fit their life today.

But here’s what the rent-vs-buy conversation misses when we only look at month one.
The real cost isn’t the payment this year. It’s what happens over 30 years in two different lives.

In one life, you’re renting. Your payment rises almost every year. Someone else holds the deed. Your rent in 2036 will not look like your rent today, and you’ll have no equity to show for the gap.

In the other life, you own. Your principal and interest payment is locked in. Rents rise around you, your payment doesn’t move. Every month builds equity you can tap, borrow against, or hand to the next generation. The house itself usually appreciates while you live in it.
Same long-term outflow. Two completely different futures.

Yes, buying in today’s rate environment looks different than it did two years ago. That is a real conversation to have about what fits your budget, whether an ARM makes sense, whether an FHA or VA path lowers your entry point, whether a slightly smaller first home keeps you comfortable while you build equity. Those are options most renters don’t realize they have.

Rates just crossed 7% for the first time in over a year. Every buyer I talk to is asking the same thing: should I wait?
Wrong question.
The question I ask every client on our first call matters more right now than it has in years:
How long are you actually going to live in this house?
Because in this market, the gap between loan types is real money.
🏠 Moving in 5 to 7 years? An ARM could mean a lower starting rate than the 30-year fixed, and real monthly savings during the years you’re actually there.
🔒 Forever home? You want a fixed rate with a plan, including what it would take to refinance if rates come back down.
📈 Building a portfolio? Higher rates change the cash flow math, and the structure has to change with it.
Same buyer. Same house. Three completely different loans.
Waiting for rates to drop isn’t a strategy. Matching your loan to your timeline is.

Great day yesterday getting to be one of @coachfostervt former player guests at his charity golf tournament at @hermitagecc

Ken Oxendine and I spent the day on a par 3 hitting guest shots with each foursome that came through. We threw a couple darts and sank quite a few birdie putts! It was a great excuse to catch up with old teammates, fellow former VT players, and so many Hokies throughout the day.

We’re excited about where @hokiesfb is and where the program is heading, but even more importantly, it was great to support Coach Foster and the incredible work he continues to do through the Lunch Pail Defense Foundation.

What a great night celebrating some of the best in the business at the @washingtonianmag Top Agents event!

This is @rate_official third year sponsoring the event, and it’s always an honor to help recognize the top real estate agents in our market and celebrate all the hard work that goes into earning this recognition.
