This flat $2mm renovation was a full demolition to expose exterior brick walls. Extensive Architect and Design colaboration to align with all of the rough work behind the scenes. Hvac systems, electric, plumbing, and AV systems. Floor joists were exposed and leveled subfloor made way for new vintage oak flooring. Metals were sourced from Cali, and European light fixtures were taken to get UL listing. Fast track renovation, high speed in 6 months turnkey.

A triplex PENTHOUSE- $3mm full gut renovation. New glass bulkhead leads to upper terrace. 2 additional terraces lead you out on new pavers, landscape, lighting, and sound experiences. Steel post staircase with glass railings. Black dyed wide plank oak flooring. Sound transmission was important for privacy, work focus, and tranquility. Safe room with direct T1 line. New 200 amp panel. Savant system to control the entire apartment.

A triplex PENTHOUSE - $4MM dissecting intense full renovation. Solved curtain wall waterproofing issues, and waterproofed 3 terraces with new raised pavers. New glass bulkhead with polished stainless steel staircase. The walls are precast concrete panels, and so is the bath tub (shipped form LA). The Murphy bed and wood floors are wood slats shipped from a demolished barn in Vermont. The structural columns are exposed, fireproof coated, then wrapped in patina steel encapsulation. Triple glazed wood windows were introduced and cut into the facade. Full automation crestron system to control moods and every living setting. Hand chiseled stone, blackened steel panels, working fireplace. Leather and hide flooring, yes leather! All glass electric privacy with remote controls. The vanity was shipped from an artisan in China. Extensive Millwork. An NDA limits us to show these pictures with permission.

This triplex PENTHOUSE- $2.5MM renovation was a full gut. When we demolished the space, the Owner changed the design as he fell in love with the structural brick and steel. We integrated existing features, implemented steel staircases, and faux structure in the ceilings. The blackened steel was value engineered to raw steel, patina, stabalizer and wax finish. The flooors were hand wire brushed to the Client's request. Tons of shop drawings coordinated integrated built in furniture and kitchen elements ( steel, millwork, stone, lighting, and appliances). Terraces with new pavers facing south and north, originating from a new glass and steel bulkhead. Interior connecting elevator, new hvac, and crestron full control. Restored wood fireplace, copper finishes, and solid stones. Safe room with balistic protection, and structural modifications. NDA only allows us to show these images.

This TOWNHOUSE- $4mm renovation was a complete refinishing project with an elevator refurbishment, replacement of all HVAC, upgraded electrical. New roof living space, new terrace raised pavers, and a rear yard with a slide for the kids. Seperate living for service employees and high level personal security/life safety features. The staircase was completely restored to original and structurally reinforced. The wood floors are the most resilient, strong and low maintenance wood available -schottenhansen. An NDA only allows us to show these few images with permission.
