The first plan worked on paper. The more we understood how she actually lived, the less sense it made.

She loved to entertain, but the original design placed a large open kitchen in the corner of the loft with everything out in the open.

As the design developed, the kitchen moved to the center of the living space and a large pantry took on the storage, clutter and working mess that didn't need to be part of the room when guests arrived.

The result wasn't just a different kitchen. It was a light-filled loft that worked better for the way she actually lived.

A changing design isn't necessarily a sign that the process failed.

Sometimes it's proof that the process is working.

If your design changes, ask what you learned. The answer should explain why the new version is better.

Every other owner in this building solved the noise the same way. They covered the ceiling.

Old Tribeca lofts are loud. This one had exposed joists and a wood subfloor above, and on our first walkthrough you could hear the neighbor's dog crossing the floor overhead.

The standard fix is sheetrock. Cover the joists, stop thinking about it. It works.
It also removes the reason you bought a loft like this.

So we stripped the sheetrock, exposed the full joist ceiling, and rebuilt the original plank look between each joist — with four to five inches of acoustic assembly hidden inside the cavity.

Nobody standing in that room will ever see the work that makes it quiet. The only evidence is an absence.

It's still the only exposed joist ceiling in the building that hides the footsteps.

The work may begin with an idea. But people are what make it real.

Architecture and construction are deeply collaborative. Every project depends on clients willing to trust us, designers willing to challenge an idea, craftspeople who care about the details, and a team willing to take responsibility for something larger than their individual piece of it.

That's what matters to us.

Overlaid text features a Walt Disney quote: “You can design and create, and build the most wonderful place in the world. But it takes people to make the dream a reality.” The words “But it takes people to make the dream a reality” are highlighted in yellow. taken in Tribeca, New York City by @cargoworkshop

A textural landscape inside our Tribeca Loft Project. Blackened steel, concrete plaster, bleached walnut and 150 year old joists combine to create a stunning, modern/industrial mood.
