Found an Austin home you love? Don’t judge the location from one quiet showing.

Visit again during rush hour, evenings, or weekends. Listen for road traffic, nearby businesses, construction, aircraft, and neighborhood activity. What feels peaceful at noon may sound very different at 6 PM.

Test the neighborhood before you commit.

Buying in Austin? Don’t assume the seller’s current property tax bill will be yours.

Exemptions and assessed values can make their bill look very different from what you may pay after closing. Before making an offer, estimate taxes based on your purchase and eligibility for exemptions so your monthly budget is more realistic.

Plan for the payment, not just the price.

Austin buyers, window direction can change how a home feels throughout the day.

West-facing rooms often get stronger afternoon sun, which can mean more heat during Central Texas summers. When touring, notice window orientation, shade, and which rooms receive direct sunlight. If possible, revisit later in the day.

Comfort starts before closing.

In Austin, a beautiful backyard needs to work in the heat, too.

Before buying, visit during the afternoon and check shade, sun exposure, drainage, privacy, irrigation, tree condition, and usable space. Consider what ongoing lawn and tree maintenance may require.

Love the view, but make sure the yard fits your lifestyle and budget.

Seeing more price reductions around Austin? A lower price isn’t automatically a red flag.

Check the home’s days on market, previous pricing, condition, comparable sales, and seller disclosures. Sometimes the original price simply didn’t match current buyer demand.

A reduction could create negotiating room, but investigate the “why” before making your move.

In Austin, the right home is also about how the location works for your everyday life.

Before making an offer, test your commute, explore nearby parks and essentials, consider traffic patterns, and research planned development. Then ask whether the home still fits your goals 3 to 5 years from now.

Buy for the life you want to live, not just the house you love.

Buying in Austin? Don’t assume the fence shows exactly where your property begins and ends.

A survey can reveal property boundaries, easements, setbacks, encroachments, and whether improvements like fences, sheds, or additions cross important lines.

Review it before closing so you understand exactly what comes with the property. Or better yet, get a new survey. Older surveys provided by the sellers are often no longer accurate due to fence or other boundary changes.

Buying a home in Austin?

Don’t just ask if it works today. Think about where life could take you over the next 3 to 5 years.

Consider the layout, commute, storage, maintenance, monthly costs, neighborhood development, and future resale potential. A home that gives you flexibility can help make your next move easier.

Love the house, but make sure it fits the plan too.

📉 Why High Interest Rates Might Be Your Best Chance to Get a Deal

📍 Austin Market Update: The median home price in the broader Austin area dipped to $412,000 last month, down more than 6% year-over-year. While a dip like that makes headlines, most buyers are still sitting on the sidelines, waiting for mortgage rates to come down.

Smart buyers know that high-interest-rate environments are precisely when you can get the best deals on price.

Here is why buying when rates are high can work in your favor:

🔹 Less Competition = Lower Purchase Prices: High rates eliminate crazy bidding wars, waived contingencies, and over-asking offers. Sellers are forced to price realistically and negotiate on repairs, concessions, or price drops.

🔹 You Marry the Price, but Date the Rate: Your purchase price is locked in forever, but your mortgage rate is not. Buying when prices are softer allows you to acquire the asset at a discount. When rates eventually fall, you can refinance to a lower payment while sitting on a lower base purchase price.

🔹 The Rate Drop Trap: The moment interest rates take a noticeable drop, millions of sidelined buyers rush back into the market at once. That sudden surge in demand drives purchase prices right back up, costing you far more in the long run than a temporarily high rate.

💡 The Takeaway: High rates give you leverage, time to negotiate, and room to buy low. Don't fear the rate; focus on the price tag!

Renting buys you convenience today, but it finances your landlord's retirement tomorrow. Every month, you write a check that permanently reduces someone else's debt while leaving you with zero equity to show for it.

Breaking out of the rent trap is one of the single most powerful moves you can make for your financial future. Here is how homeownership works in your favor over time:

Fixed Costs vs. Rising Rents:
Rent predictably increases over time alongside inflation. A standard fixed-rate mortgage locks in your base monthly housing cost for up to 30 years, protecting your budget from market spikes.

Automatic Savings Account:
Rent payments disappear forever. Mortgage payments are split: a portion goes toward interest, but a growing portion pays down your principal balance, systematically building your net worth every single month.

The Inflation Hedge:
Real estate is a proven hedge against inflation. As the cost of goods, services, and housing rises, the real value of your locked-in debt effectively shrinks, while your property's value historically appreciates over the long haul.

You don't need to stay on the rental treadmill forever. When you buy a home, you stop funding a landlord's balance sheet and start constructing your own.

Thinking about making the jump from tenant to owner in the Austin area? Drop a message or comment below, and let's map out a strategy to get you key-in-hand.

Where does my business actually come from? 🏠✨

The quick answer? YOU.

My business is built almost entirely on relationships: my friends, family, past clients, business partners, and the wonderful folks I meet in our community every day.

While some agents pay thousands for billboards, cold-call strangers at dinnertime, or buy internet leads, I choose a different path. Instead of spending my time and budget chasing new leads through ads, I invest that time and energy right back into you and the clients I’m currently serving.

When you work with me, you’re not just a transaction or a line item in a marketing budget. You get my full focus, a personalized strategy, and an advocate who genuinely cares about your goals.

Because my business thrives on word of mouth, your trust means the world to me. Whether you're looking to buy or sell, or you simply pass my name along to a friend, coworker, or neighbor who needs real estate guidance, thank you.

You are the reason I get to do what I love every single day!

Got a real estate question or know someone starting their home search? Send them my way! 💬👇

Buying a Home with a Flat Roof? Read This First 🏡

Flat roofs can give a home a modern look, but they require careful evaluation, and replacement can be a significant expense.

Flat roofs aren’t truly flat. They rely on a slight slope, drains, scuppers, or gutters to move water away from the home. Drainage is critical, so ask whether water ponds after rain. Standing water can accelerate deterioration and may indicate drainage or structural issues.

Flat roofs use specialized waterproofing systems and require experienced installation. Replacement can cost $20,000–$50,000 or more, depending on size, material, accessibility, damage, and whether the decking or drainage system needs replacement.

Find out the roof’s age and material. TPO, EPDM, PVC, and modified bitumen systems have different maintenance needs and lifespans.

Look for water stains, bubbling paint, musty odors, or damaged ceilings. Inspect seams, flashing, vents, skylights, HVAC equipment, and previous patches.

During your option period, hire a roofer who specializes in flat roofs for a thorough evaluation. Confirm the roof is insurable and request transferable warranties, receipts, and maintenance records.

A flat roof isn’t automatically a problem, but understand its condition, remaining life, and potential replacement cost before making an offer.
