Driving through Belleville this morning I stopped by to say hi to John Cozzarelli, owner of Cozz Coffee. John's been making headlines with his idea for our state's 565th municipality...Beltley!

Wishing John success with the coffee biz. He's serving up some fantastic Cold Brew, stop by and give it a try...733 Joralemon Street. taken in Belleville, New Jersey by @christopherbernardo

Beautiful night in downtown Montclair strolling a fully pedestrianized Church Street after picking up dessert at @oddfellowsmontclair ❤️

Our family convo on Church Street tonight:

Wife: "This is so great...why isn't it open all the time?"

Daughter: "This reminds me of Disney Springs in Florida."

Son: "This... is pretty cool"

Dad (Me): "Restaurants are packed, people are experiencing Church Street as a place... in a fun and interesting way. Live music on Park Street is a great vibe!" taken in Montclair, New Jersey by @christopherbernardo

Through our firm’s work in economic development and place management, our position on development is invariably supportive of increased density and the positive economic benefits that imbue upon a community as a result of private investment, i.e. converting downtown land/properties into higher revenue generating assets, establishing a 24-hour community, and making mixed income housing available closer to mass transit…all important goals that should be priorotized.

With the West Essex Highlands deal in West Orange, I have to take a different perspective, acknowledging that I have a personal stake in the outcome because my home is located in the Verona neighborhood adjacent to the proposed project.

With the collapse of COAH and the proliferation of builder remedy lawsuits, we have created a system that punishes communities as much as it spurs the needed investment in housing units.

Nobody wins when we destroy natural lands to build affordable housing (but mostly market-rate) that has no link to transit and provides no true transportation alternatives for prospective residents. What we ARE doing is adding long-term infrastructure costs to the municipality, destroying much-needed open space for managing surface runoff, and creating a disruptive traffic pattern for surrounding neighborhoods. When those are the outcomes, what is the point?

If we’re going to rely on statutory formulas and court-administered mediation, the state legislature has to take stronger action to protect communities when these cases run contrary to the public interest. The answer isn’t to strip municipalities of their authority; we should be empowering them to make better decisions that advance smart development projects, while balancing the economic outcomes and quality of life for all New Jersey residents. taken in Verona, New Jersey by @christopherbernardo
