I’ve noticed I feel the most fulfilled when I’m sharing wisdom from the hard road I’ve walked thus far, and the incredible mentors I’ve had.

Calm down… no grifter course coming soon.

But all my life, I’ve had a knack for creating rapport, being a good listener, and making complex things simple.

Whether it’s breaking down real estate investing, or sharing a perspective that helps someone white knuckle life just a little less.

The way I view my life largely in part is simple:

-Throw myself in environments that push my limits.

-Earn relationships with people far smarter and more experienced than I am

-Bridge that access so others can benefit—whether through knowledge or opportunities.

Sometimes that’s two years of sweat equity with no paycheck.

Other times, it’s buying my way into the right circles.

But the end goal is always the same.

Because “success without fulfillment is the ultimate failure” and I know where I’m going I’ll be taken care of just fine.

Gone are the days where you can throw a dart at any piece of real estate and pretty much not lose.

That ended in 2021.

After that prices outpaced rents dramatically and generally shut the door on the ability to simply buy a property and cash flow it.

The people making actually money in real estate since then have created real value.

AKA significantly rehabbing a property, or developing raw land.

Those require actual skills and that shows with who is losing right now.

Be careful who you’re listening to and be discerning if it actually applies today.

“What a blessing is to be tired from the things you want once prayed for.”

Crazy to think I left being a residential real estate agent officially about three years ago.

And less than two years ago I moved across the country to partner with a major developer.

And today we are under construction on about 170,000 SF of Commercial Real Estate.

40k of which is my dream deal, an auto warehouse. (possibly with a social club if we push the zoning.)

All while working alongside quite honestly my hero.

God and God only.

I started this journey at 19.

Back then I bought my way into every room I could. Six figures on courses, masterminds, you name it.

And that's the part nobody tells you. Sometimes you earn your way into the room. A lot of times, early on, you flat out buy your way in.

But something changes over the years.

Eventually your character and your reputation start earning you the seat that money used to.

Every real jump I've made traces back to a room. Not a course. Not a podcast. A room, and the right conversation at the right time.

It's part of why I'm proud to be helping build @crownash. A brotherhood of high character men helping to shape Tampa.

"Marry the house, date the rate."

Your realtor fed you that line in 2022 when rates doubled overnight.

Buy now, refinance later, they said. Just stay alive till 25.

Well, it's 2026. That refinance never showed up, and it's not walking through the door anytime soon.

So now a lot of people are stuck with a mortgage they can't refinance and can't rent out to cover the payment.

Here's the thing nobody wants to say out loud.

You don't buy real estate hoping rates drop. That's not a strategy. That's gambling.

You buy it because it pencils today, on the worst rate possible.

"You'll always win over time" doesn't matter if you have to hand it back to the bank or sell at a loss before then.

And if rates drop later, great. That's a bonus, not the plan.

I was a top 1% agent and when the fundamentals left the chat, so did I.

If you can make money on buying residential today, congrats. But I find it's what people resort to because it's all they know, there's a reason the ultra wealthy love investing in commercial real estate.

Buying a home right now and betting interest rates will drop? That’s not a strategy. That’s gambling.

And if you’ve looked lately, rates don’t seem to be dropping anytime soon.

The best deals don’t need a bet. They have multiple exits.

That’s how he’s invested almost $5 billion over 40 years and never had a losing deal. Knock on wood.

Turns out the government tells you where to buy real estate.

Most people just aren’t listening.

After almost $5B of real estate over 40 years, this is one of the simplest strategies he uses.

The DOT doesn’t widen roads until traffic gets bad.

And traffic gets bad because a lot more people are moving there.

More people means more need. Somewhere to shop, eat, work, see a doctor, store their stuff.

That’s what real estate really is. Space for people to live and do things.

So when he sees the roads about to expand, he already knows what’s coming. The people show up first. The buildings and the demand follow.

He just gets there before everyone else does.

That’s how you buy ahead of the curve, not chasing it.
