Happy Monday!

This weekend I went down a rabbit hole studying Coach Nick Saban. Like him or not, guy is a winner and knows how to get the best out of people consistently.

Nick often speaks about "the process". His basic philosophy that focus on the process should be more than the focus on the outcome. Here's some takeaways I had.

Realize wether it's sports or business it all is just a series of small, individual 7 second plays/actions.

Focus on just winning the current play you're running, not the overall scoreboard or final score.

No Shortcuts. Excellence demands a high price, and consistency is mandatory. Avoid the illusion of shortcuts.

Winning one championship, title or award does not guarantee future success; improvement becomes part of the daily routine.

Market News Update!

Quite a bit of noise going on in the market and I wanted to outline a few points to hopefully help cut through the noise. Next week we can dive deeper into East Tennessee specifically, but today I'll keep it big picture.

In short, rates are up and will be up for the forceable future. I don't intend to doom and gloom bc there's a silver lining in it all and you have more control than you may think.

Inventory is up to pre-pandemic levels giving buyers lots of options and negotiating power, especially against sellers still chasing aspirational pricing and not delivering a near move in ready product. Use the leverage to negotiate price + rate buy downs, not the temporary ones, aim for the permanent one. None of this "date the rate" crap. That message was whack from the jump. Talk w/ your favorite lender about your options and if you need a recommendation, we've got ya. We only work with the best.

For sellers, it's a price war and a beauty contest, active prices should carry weight in the pricing discussion. Sold comps are great and will show up on appraisal reports, actives are your competition and as a seller we have to ask do we help our neighbors sell faster or do we want to win?

Multiple offers still occur, I can point to many examples weekly of it. It's all about positioning and pricing.

Real estate is a big part of what brings GRID together.

But it is not the only thing we want this community to be good at.

September is Hunger Action Month, Feeding America’s annual nationwide campaign to raise awareness and inspire action against hunger.

Whether that means donating, volunteering, speaking up, hosting a food drive, or inviting someone to join you, every action has a place.

Here in East Tennessee, Second Harvest Food Bank of East Tennessee reports that 229,980 of our neighbors are at risk of hunger and may not know where their next meal will come from.

That matters to us.

Earlier this year, the GRID community showed up for Second Harvest. For us, that is part of what building leaders, strengthening relationships, and creating wealth should make possible:

Meaningful impact beyond real estate.

No one person has to solve the entire problem.

Give what you can.
Volunteer when you can.
Share the need.
Bring someone with you.

Strong communities are built when each of us chooses to play a part.

Be willing to be boring...

I've been having this conversation with a few of my peers lately.

They're looking for this magic bullet or strategy or widget or tool that's gonna suddenly change their business overnight.

They're continually looking for the easy hack.

In reality, they're just probably about 100 boring days away.

Same activity, same follow up, same time consistently.

The businesses that I see winning consistently are not constantly reinventing what they do.

They're just willing to do the same boring stuff long enough for it to catch on and work.

What's fun is there's like 100 days left in the year (specially 98 today) so now's your opportunity.

Be willing to be boring and always...
