2025 was one for the books. ❤️

This year marked 4 years of GRID Knoxville, four events every month, countless conversations, real deals, and a community that continues to show up for one another.

Through GRID for Good, you helped raise $15,000 for Second Harvest Food Bank of East Tennessee, providing the equivalent of 90,000 meals for families across our region. That’s impact — and it happened because of this community.

Thank you to our members, sponsors, partners, and friends for making GRID what it is.

We’re grateful for 2025 — and excited for what’s ahead in 2026.

This week’s GRID Community Partner spotlight goes to Stonebrook Property Management. 🤝

For rental-property owners, owning the asset and operating the asset can become two very different jobs.

Stonebrook works with owners across Knoxville and East Tennessee, managing properties ranging from single-family homes and condos to apartment complexes and larger portfolios. Their services include rental marketing and pricing, tenant screening and placement, rent collection and owner reporting, maintenance coordination, and lease enforcement. (Stonebrook Property Management)

We appreciate Stonebrook Property Management for being part of the network and supporting the GRID Knoxville community.

The Power is in the Network.

You’ve probably heard investors talk about depreciation. But have you ever heard them talk about cost segregation?

In simple terms, a cost segregation study looks at components of a building to identify assets that may qualify for shorter depreciation recovery periods rather than treating the entire building the same way. (CSSI)

That’s one of the conversations Erich Feierabend of CSSI works through with property owners and real estate investors.

Erich brings more than 25 years of experience across commercial real estate, finance, investment, development, and tax consulting, and he’ll be joining us at our October Investors Mastermind alongside Laura Huckaby of Old Republic Exchange Company.

We want to make the conversation useful for the people actually in the room.

👇 What would you want to ask Erich about cost segregation?

Making money on a real estate investment is one thing. How much of it you actually keep is another.

Tax planning shouldn’t start in April—or after you’ve already decided to sell.
At our October 14 GRID Knoxville Investors Mastermind, we’re bringing together two professionals to help investors understand strategies worth knowing earlier:
🔹 Laura Huckaby | Old Republic Exchange Company — 1031 exchanges, including qualifying property, key timelines, Qualified Intermediaries, and planning before a sale.
🔹 Erich Feierabend | CSSI — cost segregation, accelerated depreciation, and when these strategies may make sense for property owners.

We’ll talk about what these strategies are, when they may apply, and what questions you should be asking your CPA and other qualified professionals before you buy, improve, or sell.

The goal isn’t to chase loopholes. It’s to make more informed decisions with the capital you’re working to build.

A rental collecting $2,000 a month isn’t necessarily putting $2,000 in your pocket.

There’s a difference between income coming into a property and what the investment ultimately leaves you with.

Operating expenses. Repairs. Capital improvements. Financing. Taxes. Vacancy. Management. The exact numbers depend on the property—but the principle doesn’t.

As investors, it’s easy to focus on what an asset produces and spend less time thinking about what we actually keep.

Understanding both gives you a much clearer picture of how the investment is performing—and what questions you should be asking as your portfolio grows.

👇 What expense surprised you most when you owned your first rental?

Buying land is one thing. Buying land you can actually use is another.

Steven Naab, a builder here in East Tennessee, shared part of the checklist he uses when evaluating a lot before moving forward.

He looks at things like:

• Survey availability
• Zoning + setbacks
• Utilities—especially sewer
• Lot slope
• Trees/site clearing
• HOA requirements

His biggest point: the process can feel overwhelming at first, but once you’ve done it a few times, it becomes a repeatable system.

That’s the value of learning from people who are actually doing the work.

👇 What’s one thing you always check before buying land?

Tomorrow marks 235 years since Knoxville’s 1791 founding—and there’s a real-estate story hiding inside the history.

The early town was laid out along the Tennessee River, and a land lottery allocated 64 half-acre lots in what became Knoxville. The street grid created during that period helped establish the beginnings of the city we know today.

Since then, generations of people have continued building, rebuilding, investing, opening businesses, creating neighborhoods, and shaping this place.

For a community like GRID, that’s a pretty good reminder: real estate is never only about the property. It becomes part of the community around it.

Happy 235th, Knoxville. 🏙️

👇 What part of Knoxville has changed the most since you’ve lived or invested here?

Due diligence is more than walking through a property and deciding whether you like what you see.

Before you close, there are different things to verify depending on the property and strategy: the income, physical condition, site, paperwork, financing, insurance, title, and other risks that can affect the deal.

The goal isn’t necessarily to uncover a “perfect” property.

It’s to understand what you’re actually buying before it becomes yours.

And when something falls outside your expertise, bring in the right professional instead of guessing.

👇 What’s one due-diligence item you never skip anymore?
