Lake Minnetonka | August 2026 Market Update

August brought 14 lakefront sales with an average sale price of $2,703,571 and a median sale price of $2,449,500. The highest sale reached $8,000,000.

Homes averaged 91 cumulative days on market, while buyers paid approximately 96% of asking price.

With 67 lakefront homes currently available, buyers have choices, making strategic pricing and strong presentation increasingly important for sellers.

Honoring Katie Hollerman: 12 Years of Service to Orono Schools

Today I want to honor my wife, Katie Hollerman, and the incredible contribution she has made to Orono Schools and our community over the past 12 years.

Katie first became involved with the Orono Foundation for Education in 2014, when our oldest was starting kindergarten. What began on the Marketing Committee grew into years of involvement with the Red & Blue Bash, seven years on the Foundation Board, and leadership roles including Bash Chair, Events Committee Chair, Board Vice Chair, and ultimately Board Chair from 2024 through 2026.

During her two years as Chair, the Foundation gave nearly $1.6 million to Orono Schools, including more than $700,000 this past year alone. Those funds have supported safety and security, smaller class sizes, world languages, AP courses, literacy programs, teacher development, scholarships, and countless opportunities for Orono students.

But the numbers only tell part of the story.

For more than a decade, I’ve watched Katie give countless hours, tremendous energy, and a lot of heart to something she genuinely believes in. She has worked alongside educators, administrators, volunteers, families, businesses, and community members, always focused on making Orono Schools stronger.

It was especially meaningful to see her close out this chapter by presenting this year’s $700,711 Foundation grant to the School Board alongside our daughter Mollie, now a senior at Orono. There is something pretty special about Katie beginning this journey when our kids were just starting school and, 12 years later, standing beside one of them as she prepares to graduate.

Katie, congratulations on 12 incredible years of service and leadership. Our family is incredibly proud of you. The time you have given, the relationships you have built, and the opportunities you have helped create for students are a legacy that will continue for years to come.

July 2026 Lake Minnetonka Housing Market Update

• 14 Lake Minnetonka homes sold

Market Perspective
July was another active month on Lake Minnetonka, with 14 lakefront homes sold, compared to 13 sales in July 2025. More importantly, the average sale price increased substantially, rising from $1,915,750 last July to $3,374,929 this year.

The mix of homes selling in July was noticeably stronger at the upper end of the market. The highest sale reached $7,200,000, compared to $3,500,000 in July 2025, while the median sale price increased from $1,487,750 to $2,900,000. That tells us a meaningful part of the year-over-year increase in average price came from more expensive properties changing hands this July.

Sellers also saw stronger results relative to asking price. July 2026 sales averaged approximately 98% of list price, compared to 96% last July. Average marketing time increased from 37 days in July 2025 to 59 days this year, showing that buyers remain willing to pay for the right property but are still taking their time when evaluating their options.

Inventory remains an important part of the story. As of August 27, 2026, there are 71 active lakefront homes for sale on Lake Minnetonka, with an average asking price of $5,995,408 and an average of 77 days on market.

Overall, July's sales show that there is still meaningful demand for Lake Minnetonka real estate, particularly for high-quality properties. At the same time, the amount of inventory available means buyers have choices. For sellers, pricing appropriately and presenting a property well from the beginning remain increasingly important as supply continues to compete for a more selective buyer pool.

Market Perspective

June was one of the strongest months we’ve seen so far this year on Lake Minnetonka. Fifteen lake homes sold during the month, up from 10 sales in June of 2025, showing continued momentum as buyers leaned into the heart of the summer lake season.

Home values also trended higher year over year. The average sale price increased from $3,090,161 last June to $3,482,899 this year, while the highest sale price climbed from $7,000,000 to $8,500,000. This reflects stronger activity in the upper-end luxury market and continued demand for premier lakeshore properties.

Buyers remained active and competitive for the right opportunities, particularly homes with quality shoreline, privacy, strong views, and updated condition. On average, homes sold at 94.83% of the asking price, slightly stronger than the same period last year.

Another encouraging sign was the pace of the market. Homes averaged just 65.9 days on market, compared to 106.6 days last June, suggesting well-positioned properties are continuing to attract attention and move efficiently despite increased inventory levels around the lake.

As of today, there are currently 73 active lakefront homes for sale on Lake Minnetonka, with an average list price of $5,725,207 and an average of 162.9 days on market. While buyers have more choices than they did over the past several years, exceptional properties continue to stand out and command strong interest when priced and presented appropriately.

Overall, the market remains active, but with inventory levels continuing to build faster than buyer demand, sellers are seeing the greatest success when properties are priced strategically, marketed thoughtfully, and positioned clearly within the competitive landscape.

Lake Minnetonka Area - May 2026 Housing Market Update

The Lake Minnetonka market remained active in May, though overall transaction volume softened compared to the same period last year. Eight lake homes sold in May 2026, compared to 16 sales in May 2025, reflecting a slower pace of closed transactions despite continued buyer activity throughout the spring market.

Average sale prices remained relatively stable year over year, with homes averaging $2,280,313 this May versus $2,382,897 last year. However, buyers negotiated more aggressively this year, as the sale-to-list ratio declined to 93.15%, compared to approximately 95.6% in May 2025.

One of the more notable shifts was pricing on a price-per-square-foot basis. The average sold price per square foot declined from $726.69 in May 2025 to $572.93 this year, suggesting a broader mix of inventory and fewer ultra-premium waterfront sales closing during the month.

At the same time, homes sold considerably faster in 2026, averaging just 53.5 days on market, compared to 81.1 days last May. This indicates that while buyers remain selective and value-conscious, desirable and properly positioned properties are still moving efficiently once they hit the market.

The highest sale in May reached $3,690,000, compared to $4,801,000 during the same period last year, further illustrating a market that remains healthy but somewhat more measured at the upper end of the luxury spectrum.

Currently, there are 77 active homes for sale on Lake Minnetonka, providing buyers with a broad range of opportunities across varying price points, shoreline styles, and locations around the lake. As inventory levels continue to build, strategic pricing and thoughtful presentation remain critical for sellers looking to stand out in today’s market.
