As soon as you go under contract on a home, you will enter into a due-diligence period (typically 7-10 days)

This is your opportunity to conduct any and all inspections you’d like to have on the home you’re buying.

A general home inspection— ~$500-$800, depending on the size of the home

Cl-100 (wood-infestation/moisture inspection)— ~$150

I always recommend these two additional inspections, on top of the general home inspection:

1. HVAC INSPECTION — ~$150
2. SEWER SCOPE (depending on the type/ age of plumbing found) — ~350-$450
3. ROOF (depending on age) — typically no charge depending on the roofer

Earnest money is a negotiable piece of the purchase contract. It is applied toward your closing costs, not in addition.

Earnest money is typically 1% of your purchase price
($500,000 home = $5,000.00 earnest money deposit)

This is typically held in the closing attorney’s escrow account and due shortly after going under contract.

Once you are through inspections and due diligence is typically when the lender will order the appraisal— ~$500

If you have an appraisal contingency in place, this protects you as the buyer in the event that the home does not appraise at the purchase price value

The only time a termination fee is paid, is if you terminate the contract DURING the due diligence period. Once you and the seller signs off on any repair requests from inspection findings and you are through the due diligence period, this fee goes away.

This is another negotiable piece to the purchase contract and is situational— ~150-$500

No need to spare this expense when hiring the right agent ✨❤️‍🔥
