The hardest part of a hospitality project isn’t the design or the budget. It’s making sure what you signed up for is what actually gets built.

Here’s how I help. by @daniifoley

farmhouse or mountain. the guest decides that one right up front.

what they don’t see is every decision the owner made so the place feels exactly the way they hoped it would.

on a farmhouse, it’s the long table and the garden you can smell from the room. on a mountain, it’s the fireplace welcoming you in from the cold.

those are the decisions that make or break a property. helping owners get them right is the part we love. by @daniifoley

shelter social club proves you don’t need $600 a night to feel like somewhere.

old motels in great locations. renovated instead of rebuilt. only a few people can really do it right.

because the vision is the easy part. holding it through the budget and the schedule is the part that gets lost, and it’s the part we support our clients in. by @daniifoley

most hotel budgets get finalized before anyone has designed a single thing. the step people miss between concept and execution is protecting the vision and the budget from day one, together.

that’s where an owner’s rep comes in. vision, timeline, budget, from day one to completion. taken in PDB Collaborative by @daniifoley

lifestyle or luxury. an owner picks one long before a guest ever walks in.

and that decision shows up in every meeting after. a lifestyle hotel can lose a line item and still feel like itself. a luxury hotel loses the same one and the quiet goes with it.

keeping the build honest to that decision is the vision that we protect from day one.

if you’re sitting on one of these decisions, send it my way. this is the part i like. by @daniifoley

a budget isn’t one number. it’s a hundred small decisions, and sometimes the ones that get cut are the ones carrying the vision.

tracking all of that as it moves is a lot, and it moves constantly.

this is the part of the job we love. knowing which decisions are protecting the vision and which ones can shift without taking the goal with them. taken in Laguna Beach, California by @daniifoley

9 things that make a hotel feel expensive (and barely cost a thing):

1. a welcome drink the moment you arrive
2. your room ready early because someone anticipated your flight
3. decorative lighting you’d actually want in your home, never overhead
4. a scent that’s subtle, but you’d recognize it anywhere
5. a handwritten note waiting in your room
6. a nightly ritual nobody upsells you on - an aperitivo pour, a fire lit at dusk
7. real coffee, real glassware, and water that’s actually free. no plastic cup wrapped in plastic
8. staff who offer turndown before you’d ever have to ask
9. a goodbye that isn’t just a receipt, a cold towel or a snack for the road

none of it costs much. it just means someone was paying attention. by @daniifoley

hotel emma is one of the best adaptive reuse projects in the country and you feel it the moment you arrive. there is intention in everything. what most people don’t realize is how many more decisions it takes to preserve a building than to gut it. taken in Hotel Emma by @daniifoley

8 things quietly destroying your renovation budget:

1. small-scale finishes. tiny tile and detailed work cost you in labor, not just material.
2. millwork. custom built-ins are gorgeous and pricey. sometimes an FF&E piece you buy does the same job for less.
3. windows and doors. specs add up fast. if you want a statement, choose where it goes instead of everywhere.
4. plumbing fixtures. price per key quickly adds up, so it’s an easy place to quietly overspend.
5. sequencing. get your trades in the right order, or you’ll pay to mobilize twice.
6. landscaping. want to save here? go younger and let it grow in. mature is beautiful, but you’re paying a premium for time.
7. your as-builts. double-check every dimension before you order furniture, and watch for unique room types you didn’t account for.
8. FF&E materials. decide where you need real leather and where vinyl does the job. think both initial cost and maintenance.

and the one that ties it all together: pick your moments. you can’t make everything the hero. decide what is, protect it, and let the rest support it. by @daniifoley

the best hotel rooms don’t stand out, but you can feel it the second you walk in.

it’s never just one thing. it’s the low lighting instead of something strong overhead. it’s how quiet it goes the second the door shuts. it’s a chair you actually want to sit in.

none of that is luck. someone chose every one of those details so you’d feel taken care of.

that’s the part of this work i love. the details you never notice are the ones doing all the work. by @daniifoley
