Raising the rent? There's now only one legal route. 👇

Under the Renters' Rights Act, rent increases go through the Section 13 process:

📄 Form 4A, served properly
📅 Once every 12 months, maximum
⏳ 2 months' notice before it takes effect
⚖️ Tenants can challenge it at the First-tier Tribunal

That last point is the one landlords miss. If your new figure isn't backed by real local market evidence, the tribunal can set it lower.

Tenants, you get a fair, predictable process. Landlords, you get certainty if you do it right. Price it on evidence, not guesswork. by @daobryproperties

Landlords: Your accountant is not your shield. If your paperwork is messy, you’re the one holding the bag.

Drop a 🔥 if you’ve ever trusted someone else to “handle it” and hoped for the best.

A lot of people wait until it’s a problem before checking:
- directors’ loans
- accounts
- filings
- basic compliance

And then they say, “I didn’t know.”

But not knowing doesn’t stop the consequences.

You need to know enough to ask the right questions, spot the red flags, and make sure things are actually being done—not just assumed.

That lesson is expensive, but it’s necessary.
