There is nothing I am more obsessed with than hotels.

But to be honest, the industry is notoriously difficult. The margins are low, it’s extremely operational and it’s difficult to find great properties in most markets

That is exactly why I built The Hotell

Instead of keeping the lessons I learned secret, I can now get them to help people all over the world. There is nothing that excites me more than helping people navigate this industry and finding stunning properties.

To everyone who has followed the videos, sent a message, and supported this journey so far, thank you. You make all the hard work completely worth it.

This is just the beginning

Hotels with villas are one of the most requested properties our investors ask for, and for good reason: you sell the villas to fund the project, then earn again through the rental split.

But they’re hard to find. In most of Italy, and in many other European regions, building new in the countryside is strictly limited, so you can usually only rebuild what already stands: old farmhouses, barns, even ruins. That’s why the existing buildings, or approved extra volume, matter more than the hectares. by @davidkijlstra

Last time I showed you what an ÖÖD House earns when you buy 1. But this is a different, very interesting route: the partnership program. Here you bring the land, the utilities and the permit. ÖÖD places the houses at its own cost and you split the revenue 70/30! So if you own a hotel, a farm or a vineyard, this is one of the most interesting ways to add extra rooms without involving a bank or a large renovation.

Want to know if your land qualifies? Comment PARTNER and I’ll send you the link or check the link in my bio.

On 10 December, this 100-room resort 15 minutes from Florence goes to auction, valued at over €14 million.

Italian hotel auctions are not something you want to do alone, the paperwork is in Italian and the deadlines are strict, so our Italian team and auction lawyer can handle the whole process with you, and we take only 1 buyer per property, no more, so you are never bidding against our own clients.

Want to secure this one? Comment AUCTION and I’ll send you the brochure.

At first investors asked me for hotels with 80 rooms or more. Now most of my requests are for 20 to 50 rooms, and that includes the large luxury brands. It’s a very noticeable shift towards smaller hotels, with more attention for the guest and a much bigger focus on the people who work there. So a hotel with 30 rooms is not too small anymore, it’s exactly what the market is asking for. by @davidkijlstra

For the last decade the industry has been obsessed with generic luxury hotels. In the coming decade, my guess is that the industry will be niching down, focusing on hotels made for specific guest segments, build around hobbies and lifestyles. by @davidkijlstra

Financing is the part of buying a hotel that’s difficult and different in every country in Europe. Some countries, such as Switzerland, have gone one step further to help hotels with acquisitions and expansions. SGH is the Schweizerische Gesellschaft für Hotelkredit, the Swiss Society for Hotel Credit, a federally backed lender that steps in where the bank stops, but only in the tourism regions Switzerland wants to support.

We help investors find the hotel, but for the financing it’s important to speak with local advisers in the country you’re buying in, because these numbers and rules change constantly. by @davidkijlstra

@oodhouses is a true game changer in the hospitality industry. I’ve rarely seen a real estate investment with such strong reccuring ROI across the regions.
These houses are the perfect option for hotels, vineyards or anyone who wants to start a nature hospitality business.

Want to know what an ÖÖD House could make on your land? Comment HOUSE, and I’ll send you the link or check the link in my bio.

One of the most beautiful borgo’s is for sale in Tuscany!

Here are some things I didn’t include in the carousel:
- The rooms average 49m2, splitting some of them into more keys actually works.
- Right now the Borgo opens from April - October, the hotels it could compete with nearby in Tuscany are running 220 - 300 days a year, and charge over € 900 euro per night.
- The hotel used to be be one of the biggest farming hamlets around Siena, with 1,760 olive trees still producing DOP Terre di Siena oil.

Tuscany has grown 75% in RevPAR since 2019, with two thirds of the demand coming from abroad.

Send me a message if you want the full details.

A hotel that runs 2 seasons is a different business than a hotel that closes for 5 months: the same team stays all year and 12 months of revenue creates a completely different business model. So it makes sense that a lot of investors are flocking to the mountains. And it’s not only the Alps, Tromsø in Norway did the same thing in reverse and turned a summer town into a €350 a night winter destination with the northern lights.

Europe’s hotel market is not short of demand. Yet across Spain, Italy, France and Switzerland, small, family-run hotels are coming up for sale because their owners are ageing out.

The constraint is succession. With no next generation willing to inherit a place-bound, labour-intensive business, viable instruments are entering a market that struggles to absorb them. What might happen - our guess is automation, consolidation, or conversion.
