The Creative Union wasn’t built by five people with the same skill set, background or way of thinking. That’s kind of the point.

Between us, there are decades of experience across music, media, entrepreneurship, photography, marketing, operations, government, community building and Detroit’s creative economy. A lot of investors are killing their own deal before they even make the offer.

Not because the property is bad.

Because they picked the wrong loan.

Most people look at the property first:

Price, rent, repairs, ARV, cash flow…

But the loan you use can literally change the whole deal.

Conventional, FHA, and DSCR all work differently.

Conventional might get you a better rate.
FHA can be great if you’re trying to house hack.
DSCR can help if the rental income makes sense but your personal income doesn’t fit the box.

Same house.
Same rent.
Same purchase price.

But a different loan product can change your cash-on-cash return before you even touch the property.

That’s why financing can’t be an afterthought.

Your first Michigan real estate deal shouldn’t require perfect execution to succeed.

If one mistake breaks the deal, it’s the wrong first deal.

Here’s the standard I use:
✅ Know your price range
✅ Verify rent potential with real comps
✅ Choose your financing strategy first (Conventional vs DSCR)
✅ Drive the neighborhood to understand it
✅ Make sure it cashflows in the conservative scenario — not the optimistic one

Investing is controlled repetition, not gambling.
