An inspector basically told me:

“If someone gets hurt on these stairs, you could lose A LOT.”

So I ripped the whole thing out and built a deck in its place.

One of the parts of real estate nobody talks about is that owning property means owning the problems too.

Sometimes the “investment” is spending your weekend with a saw, drill, and a pile of lumber so you don’t have a much bigger problem later 😂

Banks deny people for mortgages EVERYDAY. Most of them are NOT broke. Keep reading, because this is where the money is.

Here’s what banks won’t tell you. A denial doesn’t mean the person can’t pay. It usually means their paperwork doesn’t fit the bank’s box. Self employed with big write offs. A new job. A credit score a little too low. Plenty of them have a VERY REAL down payment saved, proof of mortgage payments, and still hear no. But they still want a home and they go looking for another way in. That’s your opening…

Find the tenant with steady income and a down payment saved, BEFORE you find the property. They pick a house they’d be happy to live and tell you how much they’ll pay every month.

Sign a lease with an option to buy, usually around 3 years. The purchase price gets set in writing on day one.

Collect the down payment up front. The tenant has real money in the deal, so they take care of the place and pay on time.
Let time do the work. Over the lease they fix their credit or get their income to show on paper so a bank says yes later.
They buy at the end and you get paid out. If they walk, you keep their hefty option fee and the cashflow.

How does a $2800 booking sound to you??

This airbnb was:
1. $16k out of pocket to set up
2. He spends 1-2 hrs a week working on it (reading updates) bc full time management
3. Its an arbitrage so he doesn’t deal w property issues
4. His true profit is 30ish %

Why aren’t you doing this too? If it’s knowledge, hmu. If it’s time, hmu. If it’s trust, hmu.
