If you’re looking for the BEST value in the OKC market, my best advice is -

Look at homes that have been on the market between **21 and 90 days.**

This is the sweet spot. Here’s why-

When a home first hits the market, sellers are typically hoping to get as close to their asking price as possible (less negotiable). But once a home has been sitting for a few weeks (or months), they start getting antsy.

They get tired of having to keep their house clean for showings, they feel unsettled that they can’t do anything until their house sells, and they start to question their price.

So when you swoop in with an offer, they’re more likely to agree to flexible terms, paying for closing costs, or a below-asking sales price.

If a home has been listed for MORE than 90 days, that doesn’t automatically mean you should cross it off your list. But I’d want to dig a little deeper into the pricing history, condition, comparable sales, and why other buyers are not interested.

Questions about the market or buying strategy in OKC? Shoot me a message.

If mortgage rates are one of the biggest things holding you back from buying a home right now, here’s the scoop on each of the options I listed in the video-

1. Look into new construction.

Many builders have partnerships with preferred lenders and offer incentives that can help you get a lower interest rate.

1. Negotiate a seller concession (credit).

When purchasing an existing home, you may be able to negotiate for the seller to contribute toward your closing costs, and you can use that closing cost credit towards a mortgage rate buydown.

There are two types of buydowns-

Temporary buydown - This reduces your interest rate for the first 1–3 years before returning to the original rate.

Permanent buydown- You (or the seller) pay upfront discount points to get a lower rate for the lifetime of your lown.

Both can be great options depending on your goals and how long you plan to own the home.

1. Look for an assumable loan.

This is an option that a lot of people don’t even realize exists. Some sellers have mortgages that allow a buyer to take over their existing loan, including their interest rate.

So if a seller locked in a 3% rate a few years ago, you could potentially take over that loan at the same rate.

*The biggest catch here is you’ll typically need to cover the difference between what their balance is on their mortgage and what you’re paying for the house.

If you’re considering buying in the OKC metro, I’d love to help you see what options are possible and connect you with a great lender to run the numbers.

There are some really good reasons to consider new construction right now, especially if you’ve been on the fence with the interest rates.

1. There are more move-in ready homes available and builders are adding on upgrades to sell their spec homes. This one, for example, has a fence and storm shelter already included 👏
2. Many builders are offering rate or credit incentives. This is a huge plus right now, because you can have the builder pay to get you a lower interest rate.
3. Less immediate maintenance. Homeownership can be expensive so it’s nice not having to immediately budget for a new roof, HVAC or water heater.
4. The energy efficiency on new homes is great too, saving you even more in your utility bills.

This home is in the Sanabria community, located in Moore public schools, and it has a pool, playground, and 5,000 sq ft clubhouse!

Selling your home with kids adds a whole extra layer to the process 😅

Here are a few things I’ve seen my clients do to make life a little easier when it’s time to pack everyone up and head out for a showing.

Every month, I help homeowners across Oklahoma City make the transition from one home to the next. If you’re thinking about selling, save this one for later (especially if you have little ones at home).

If neighborhood amenities are high on your wish list, these Edmond neighborhoods are ones I’d have on my radar-

🏡 Chimney Hills - $300K–$450K

In a great location in SE Edmond and tons of amenities that include community pools, tennis and basketball courts, playgrounds, neighborhood creek, large greenbelt and recreational areas

🏡 Timber Ridge- roughly $300K–$600k

Established east Edmond neighborhood with mature trees, a community pool, clubhouse and neighborhood park, and sports fields and courts. Great option if you want amenities and character.

🏡 Coffee Creek - $350K–$700K

Pool, parks, stocked ponds, playground and walking trails that connect to Mitch Park. This is a great one if you want an established neighborhood with amenities without jumping into the luxury price range.

🏡 Fairfax - $350K–$850K+

Golf course living with plenty of amenities and right next to all the new development at Covell. Community pool, clubhouse, courts and green space, all centered around The Golf Club of Edmond.

🏡 Twin Bridges - $500K–$1M+

One of north Edmond’s larger master-planned communities with a pool, clubhouse, ponds, walking trails, playgrounds and plenty of green space.

🏡 Iron Horse Ranch - $500K–$1M+

This one has that resort-style neighborhood feel… clubhouse, pool, trails, lakes, playgrounds and beautifully maintained common areas. There are several different sections within Iron Horse, so home styles and prices can vary quite a bit.

🏡 Cross Timbers - $600K–$800k

A newer east Edmond option with a clubhouse, pool, fitness center, parks, ponds and walking trails. If having amenities and easy access to I-35 are priorities, this is definitely one to know about.

🏡 Oak Tree - $500K–$2M+

For golf course living, this is probably one of Edmond’s most recognizable neighborhoods. You’ll find everything from older homes to major renovations and luxury properties well into seven figures.

Hopefully this gives you a good starting point but I can help you narrow down which ones make sense for your budget and wish list.

Here are some options👇

Your sub 3% mortgage rate was likely a great financial move, but it’s now making you feel a little trapped.

There are a few ways to approach this…but first let me say:

If your house no longer supports your future, you shouldn’t have to struggle through growing pains (for years!) just for the sake of a rate. If your mind is made up that you WANT to move but don’t quite know HOW here are some options-

Option 1:
Keep the 3% and turn the house into a rental. Use the monthly rental income towards your mortgage on the new house. *But* you have to be okay with being a landlord (2 homes = double the home maintenance). It also means you’ll have to start over on saving for a down payment for the next one.

Option 2:
Sell, use your equity, and negotiate money towards a rate buydown.

If you bought before 2022, there’s a good chance you’re sitting on some equity that you can use.

And in Oklahoma right now, many sellers are contributing toward buyer closing costs, that you can put towards a temporary or permanent rate buy down. It likely won’t be enough of a rate reduction to equal what you currently have but might be enough to make it worth the move.

Option 3:

Stay put. Wait it out in hopes that market conditions will change or rates will lower, even 1%. Many homeowners are opting for this one and while it’s not a bad thing to avoid making any rash decision, just know that home values in Oklahoma continue to trend upward every year.

Everything has a cost… even staying put. And some of the costs aren’t necessarily financial.

If you’re struggling with which direction to take, reach out. I’m happy to run the numbers for your specific situation so you can make an informed choice for your future.
