I love sending the top 10% MLS email every quarter. It’s how I hear what’s really going on in our local real estate market 🤓

Yesterday I asked what’s hardest right now, and the same themes kept coming up: managing expectations, sellers pricing over comps and wanting it sold by tomorrow, and buyers who are nervous about rates.

Coincidentally, I’ve been re-reading Shift. GK is one smart dude and this book is timeless. There’s a reason @jamesdshaw has an entire FB group and community around it 😇😇😇

“SUCCESSFUL PEOPLE SHIFT. Always. Continuously. Relentlessly. Whether it is in response to the market or their own goals, high achievers are always changing. Altering and adjusting. This is what their life looks like. Successful people know that they must constantly change and adapt if they are to stay successful. They know life is too big to think small and too short to move slowly. They know there are ups and downs. They know that old endings can give way to new and better beginnings. And they know that to triumph in any situation they must always do one thing-shift.”

That is so true of what I’m hearing from the agents who keep outperforming this market. They shift. Always. Continuously. Relentlessly. They adjust the pricing conversation, set expectations earlier, and keep showing up for the hard talks.

This year, we want our holiday shopping to do a little more good.

On December 3, we’re hosting a mahjong afternoon at KW Elite with a mini market of local vendors, and we’re looking for shops with a mission behind them. Maybe you create jobs for neighbors who need a way back in. Maybe your products are easier on the planet, or you put local artists’ work in people’s hands. Those are the businesses we want our agents to know.

The event is built the same way. Your booth fee is a donation, and 100% of it goes to KW Cares. So before you sell a single thing, your spot has already done some good.

And our agents buy closing gifts all year, so this is a room full of people who’d love to make your shop their go-to and tell their clients the story behind it.

We’re keeping it small, with only 10 spots. If you’re local, your goods are giftable, and you’ve got a market setup you’re proud of, DM us by Oct 16.

The real estate market is loud, the headlines are louder. And yet… People still have to move. Jobs change, families grow, leases end. Your job right now is to know this market and advise them through it.

If you feel stuck, here’s what to be doing in Q4:
Have 5 real voice to voice conversations a day
Follow up on every lead, then follow up again
Price honestly. Clear is kind.
Over communicate.
Stop focusing just on right now closings. Build your pipeline for spring 2027.

90 days until 2027. The new year always brings hope, a fresh perspective, and an opportunity to change.

We’re not waiting.

In what is typically the slow season in real estate, our team and our agents are still showing up. Yes, we’re slowing down. But to refine. We’re spending time reflecting on what we did well this year and where we need to tweak.

We’re looking at our budgets, our strategies, our Big Why.

We aren’t waiting until the ball drops on Jan 1. We’re getting ahead.

If there’s anything this rollercoaster of a year in real estate has taught us, it’s that it doesn’t get easier. Life doesn’t get slower.
