Dubai Real Estate Market - September 2026 📊

The market is clearly entering a more mature and selective phase. Buyers are becoming more cautious, and today the quality of the property, location, rental potential and long-term value matter more than ever.

Key September figures:

• 3,635 transactions in the ready property market - up 1.3% vs. August, but down 32.3% year-on-year
• Median transaction price: AED 1.6M - up 11% from August
• Median price per sq. ft.: AED 1,430 - unchanged
• Ready property sales reached AED 16.03B, exceeding off-plan sales of AED 13.63B
• Off-plan still represented around 65% of transactions by number, but ready properties led by total sales value
• 5,563 units across 22 projects were handed over during the month
• Rental activity reached its highest level since January 2024, with 61,784 apartment contracts and 7,341 villa & townhouse contracts

What does this tell us?

Dubai is moving away from a market driven mainly by fast appreciation and speculative resale. Investors are becoming more focused on real fundamentals: location, quality, rental income, liquidity and the strength of the developer.

This does not mean opportunity is disappearing - it means property selection is becoming much more important. In the current market, the right asset can matter more than simply buying into the market.

For investors, this is the time to look beyond attractive payment plans and ask the most important question:

What will make this property competitive, rentable and liquid after handover?

The market is still active, but it is becoming more sophisticated. The focus is shifting from simply “buying in Dubai” to understanding what to buy, where to buy and why a particular property will continue to perform in the future.

And for me, this is one of the most important changes in today’s market: good investment decisions are no longer based only on market growth - they are based on strategy.
