My wife said unnecessary. I said I got a deal! Turned around and sold them for much more… turns out I was right 😂

A few months ago, we bought our first self-storage facility, and Tori has absolutely loved taking this property on. She’s already on the hunt for our next one.

The one thing I didn’t think about, though? Sometimes owning storage units feels a lot like buying hoarder houses.

These are two 11×24 storage units with 12-foot ceilings, packed floor to ceiling, that were abandoned by the same tenant. As we started digging through everything, it became pretty clear he had been living in one of the units.

Owning real estate always comes with surprises… 😅 by @elliotsmithrei

Back in the flipping game and feeling better than ever! This transformation is my favorite yet, and Tori absolutely nailed the design. No wonder it was under contract in less than 12 hours! 😅

The holes in the ceiling AND floor had me puzzled..

Out of all of the houses I have wholesale and flipped with many, many more walked, this house is definitely top 5 of the worst houses I have walked.

If you don’t have a light stomach, swipe to the end for a surprise. I may or may not have peed in that toilet out of desperation 🫣 I didn’t want to chance ruining the floors in case there is hardwood under there! by @elliotsmithrei

Multi-family Tip—> Modest rent increases in multi-family real estate can provide outsize impacts to the value of a property.

Stress your rents a bit.

Retirement age Real Estate Investors (I call them Normans) are a key demographic group to buy multifamily from. But, they can be hard to connect with as it takes awhile to build competence in their eyes. The best way to do this though is to show them you understand their problems and that you can fix it.
