Most people shopping for property in The Bahamas think they’re buying into one market.

They’re not.

“The Bahamas” is 700 islands spread across 100,000 square miles of ocean. The difference between buying on Paradise Island vs. Eleuthera isn’t a matter of which island it’s a matter of which one fits your needs. Different cost structures, different logistics, different everything, all wearing the same postcard.

Here’s what assembles the $50,000 mistake:

Forgetting VAT on conveyances (it scales with value on a $1M property, it’s not pocket change)

Budgeting for mainland maintenance, not salt air and limited contractors

Buying “waterfront” that needs $30K of dredging to actually dock a boat

Triggering a foreign ownership permit requirement nobody mentioned and losing a full season of rental income to the delay

None of these feels like the mistake on its own. Together, they are.
