Rates being higher than we'd like doesn't mean the math stops making sense. When you compare the cost of carrying debt on a credit card versus financing a home, or getting a HELOC, the perspective shifts pretty quickly. A mortgage is still one of the most reasonable ways to borrow money, even in a year like this one.

If you've been putting off a move because of rate headlines, it might be worth zooming out and looking at the full picture instead.

Sometimes the plan isn't "move," it's "improve." A HELOC lets you tap into your home's equity for things like renovations, consolidating debt, or covering a big expense, all without touching your current mortgage. It's one of those tools more homeowners should know about before they assume a move is the only option.

Send me a message so you can set up a time to ask me how!

Before you suggest another price drop to your seller, it's worth figuring out what's actually holding buyers back. Is it the payment? The down payment? Closing costs? Because a price reduction and a seller credit solve very different problems, and picking the wrong one can cost your seller more than it needed to.

Price cuts lower the number on the sign. Credits can lower the rate, cover costs, or bridge a down payment gap, sometimes for less money out of your seller's pocket than a reduction would.

If you've got a listing that's stalling, send it my way before you touch the price. Let's figure out what's actually stopping buyers from making an offer! by @eritchie01

Not everyone can be a lawyer or a doctor, somebody's gotta be the person who gets a first-time homebuyer in Dallas-Fort Worth to the closing table with zero down and a dream. That's me. I've made peace with it. by @eritchie01

There's a lot of mortgage words out there that most people just nod politely at when they hear them in conversation, when really, they don't know what the heck it actually means.

If that's you, I'm happy to be of assistance.

Today's word: equity.

Check out today's mortgage word, then follow along so you catch the next one. Now you can stop pretending to know what everyone's talking about 😏 You're welcome!

Share this with someone else who DEFINITELY knows what equity is...😜

I think people get stuck comparing a rent payment to a mortgage payment like they're two different categories of expense. They're not. They're the same expense with two different outcomes attached to it. That's really the only decision being made here. It's not whether you want to pay to live somewhere, you already do. It's who you want that payment working for.

If you're trying to figure out what owning would actually look like for your situation, that's the part I can actually help with. Send me a DM so we can put your money to work for you.

We all have something we should've ghosted sooner.

A bad haircut.
That one situationship.
For a lot of future homebuyers, it's assumptions they should be ghosting. Assumptions about credit, rates, how much money they need...

Usually, the thing standing between you and a house isn't the market, it's the story you've been telling yourself.

If you've been thinking about buying a home and one of these assumptions has kept you from trying, it's time to stop assuming.

Which one are you ghosting first? 👻 by @eritchie01

Every time I have to tell a client rates moved, this is the internal monologue.

If you're in this business too, tell me I'm not the only one who does this 😅

Agree or disagree, updating clients on rates never stops being a little nerve wracking, no matter how long you've done this?!

Everyone has a choice to make in this market, and it shouldn't be made with fear. Rate matters, but so does the price of the home and only ONE of those things can be refinanced down the road. I'll give you a hint...it's not the home price.

If rates drop and you've already bought your home at today's lower prices, you can refinance and have the best of both worlds. If you wait like everyone else and end up in bidding wars, you could pay more for the same house and there's no changing that price. Not everyone can make a move right now and I get that, but if you can and you're holding off, I would ask a lender (like me) to help you do the math to see if waiting might cost you more in the long run.

So, what's your pick? by @eritchie01

Being debt free feels good, no argument. But lenders aren't looking at whether your debt is zero, they're looking at your debt-to-income ratio. Car payment, student loans, whatever, you can still qualify while carrying that.

Waiting until everything's paid off before you even look into it usually just means waiting longer than you had to. And prices don't wait with you.

Doesn't mean ignore your debt. Just means it's not the automatic dealbreaker people think it is.

Credit scores feel like a mystery to a lot of people until someone actually breaks down what's being measured.

Here's what actually moves the needle: payment history, how much of your available credit you're using, how long you've had accounts open, and how often you're applying for new credit. That's most of your score right there.

A couple things people get wrong a lot. Closing an old credit card doesn't help you, it usually hurts you because it shortens your credit history and raises your utilization. And checking your own score doesn't ding you at all. Soft pulls are free game.

If you're planning to buy in the next year, this is the stuff worth paying attention to now instead of three weeks before you want to get pre-approved. Small, boring, consistent habits do more for your score than any quick fix will.

Save this for later. It'll make more sense once you're actually looking at your own credit report.

Reverse mortgages get a bad reputation, and most of it comes from half-truths that spread faster than the actual facts.

The bank does not take your home. You stay on title and remain the homeowner as long as you keep up with property taxes, insurance, and HOA dues, same as any mortgage.

Your kids don't inherit a pile of debt either. These are non-recourse loans, meaning you or your heirs will never owe more than the home is worth, no matter what happens to the balance.

And heirs aren't locked out of keeping the house. They can keep it by repaying the loan balance, whether that's through refinancing or other funds.

Fees are a real conversation, but "too high" isn't the full picture. Costs vary based on the product and your situation, so it's worth looking at actual numbers instead of a headline.

None of this means a reverse mortgage is right for everyone. It just means the decision deserves real information instead of rumors.

Save this so you have it when a parent, neighbor, or client brings it up. And when you're ready, just ask me how! by @eritchie01
