A study of materiality and tying everything together - mixed metals and woods! 🤎🤍

To create depth and an intentional approach, I used two stains on white oak. The railing mimicked walnut, matching another focal point in the home - the kitchen island. The floors’ lighter tone compliments the depth and warmth of the darker stain.

For the metal balusters, this home utilized brass in so many hardware settings. The contrast of black, in this area only, created a more transitional aesthetic.

The finishing touch was wainscoting panels on the lower third of any dry wall areas. Simple and beautiful!

¿Sabes cuánto tarda realmente construir tu casa desde cero en Houston? Nuestro builder partner te lo explica paso a paso. 🏗️

Paso 1: El equipo. Todo empieza contratando a un arquitecto y a un builder que conozcan el mercado local. Ellos convierten tu visión en planos reales.

Paso 2: Los permisos. Aquí es donde muchos se sorprenden. Solo en Harris County, la aprobación de permisos puede tardar de 6 a 10 semanas, y en zonas más complejas de la ciudad puede ser aún más. Por eso trabajar con profesionales que conocen el proceso te ahorra meses.

Paso 3: El diseño y presupuesto. Con tu diseñador de interiores defines acabados y detalles. Y ojo con esto: uno de los retrasos más comunes es hacer cambios grandes de diseño cuando la obra ya empezó. Decide todo antes, no a mitad de camino.

Paso 4: El financiamiento. Ya con plano, diseño y presupuesto completo, es el momento de hablar con tu lender. Cuando el préstamo está aprobado es cuando se comienza, sabiendo exactamente cuáles son tus gastos. Sin sorpresas.

Paso 5: La construcción. La obra en sí tarda unos 8 a 9 meses, pero el proceso completo, desde la planificación hasta las llaves en tu mano, normalmente toma entre 13 y 16 meses aquí en Houston. Y factores como la lluvia (que aquí no falta) pueden mover fechas, así que planifica con margen.

La diferencia entre un proyecto que fluye y uno que se estanca está en el equipo que te rodea. Builder, arquitecto y lender trabajando juntos por ti.

A study in mixed metals🪞

This primary bathroom’s soft palette of stone, paint, and tile opened the opportunity for warm metal tones. Polished nickel compliments the burnished brass well. As a pro tip, chrome would not work in this scheme - it has a cool blue undertone.

Sometimes, your client’s perspective influences and challenges your outlook on finishes and overall approach. This has been my favorite project to date because of the collaboration in the specification process. I knew the non-negotiables and where I could add to the overall vision. What a stunner!
