when life gives you lemons 🍋 I was presented an interesting challenge in an unexpected place - the laundry room! On the list of requirements: a bold large scale wallpaper, a steep roof pitch, and a need for tile that wouldn’t make the palette “mushy”. My answer? Go bold or go home…more is more…things happen in threes! I muted the cabinetry (and streamlined the budget 😬; additional paint colors typically incur a fee by the painter, as the equipment is cleaned after each oil base color) by pulling from a selection used elsewhere in the home. A solid color tile would have blended too much with the cabinetry so I matched the cooler colors in the wallpaper, creating tasteful contrast. I also collaborated with the homeowner on strategy for the wallpaper - an accent wall felt dated and non-committal, but I knew the yardage requirement would rack up quickly so I wanted to clearly communicate on that. Regardless, we made lemonade out of lemons! 😍 Sometimes, architectural elements greatly affect design selections and you’re led down a path you wouldn’t walk normally. However, what my clients want, they get! And I love how this room turned out! A study of materiality and tying everything together - mixed metals and woods! 🤎🤍 To create depth and an intentional approach, I used two stains on white oak. The railing mimicked walnut, matching another focal point in the home - the kitchen island. The floors’ lighter tone compliments the depth and warmth of the darker stain. For the metal balusters, this home utilized brass in so many hardware settings. The contrast of black, in this area only, created a more transitional aesthetic. The finishing touch was wainscoting panels on the lower third of any dry wall areas. Simple and beautiful! A study in mixed metals🪞 This primary bathroom’s soft palette of stone, paint, and tile opened the opportunity for warm metal tones. Polished nickel compliments the burnished brass well. As a pro tip, chrome would not work in this scheme - it has a cool blue undertone. Sometimes, your client’s perspective influences and challenges your outlook on finishes and overall approach. This has been my favorite project to date because of the collaboration in the specification process. I knew the non-negotiables and where I could add to the overall vision. What a stunner! Rehab, new construction, or resale? The truth is, there’s no one right answer. 🏗️ This is where a good builder partner makes all the difference. They don’t just build, they advise. They help buyers understand when a rehab is worth it, when buying land for new construction makes more sense, or when a resale home is actually the smarter move. Because here’s something most people don’t realize: sometimes a remodel can end up costing more than building new. It all depends on what you truly want, your goals, your budget, and your vision. And that’s exactly why the right guidance matters on every side of the table. When your lender, your builder, and your agent are all working together for you, that’s when the best decisions happen. Surround yourself with honest people who understand the market and genuinely want the best outcome for you. That’s not just good advice, it’s how you protect one of the biggest investments of your life. Not sure which path is right for you? Send us a DM or call (832) 990-1966 and let’s figure it out together. 🏡 #newconstruction #homerenovation #houstonrealestate #buildyourhome #smarthomebuying Warens Financial Group, LLC | NMLS 2532048 / Equal Housing Opportunity. 🏡 #construccionnueva #prestamosdeconstruccion #hardmoneyloans #inversionistas #casanueva Warens Financial Group, LLC | NMLS 2532048 / Equal Housing Opportunity. Location isn’t just about where you live. It’s about where your money grows. 📍 One of our builder partners shared the areas they believe in most, and there’s a reason behind every one of them. The right area means stronger appreciation, better resale value, and equity that builds year after year. This is why working with professionals who truly understand the market matters. People who know the growth corridors, the school zones, the developments coming in the next five years. Because for us, it was never about selling you a home, a new build, or a loan. It’s about guiding you through one of the biggest purchases and investments of your life, and making sure you win. Ready to make a smart move? Send us a DM or call (832) 304-0077 and let’s talk about where your next chapter (and your equity) should grow. 🏡 #houstonrealestate #newconstruction #buildequity #firsttimehomebuyer #houstonhomes Warens Financial Group, LLC | NMLS 2532048 / Equal Housing Opportunity.
