How is the market going? 👀

Well… let me show you people are still buying & selling. 🏡✨

While some people are still sitting on the fence waiting for the “perfect” market, this family decided to take the leap and go after their Mi Casa. 🌴

And look what happened… 👏🏽

They got under contract, clear to close, and to the closing table in just 8 DAYS! 🔑🏡

But the surprise didn’t stop there…

By taking advantage of the opportunities available in THIS market, they were able to bring almost nothing to the closing table. 🙌🏽

🚨 Florida real estate investors — this law change deserves your attention.

For a long time, tenant protections have been a major focus in Florida’s rental market.

But starting October 1st, 2026, there’s an important shift.

Under the new law, certain fraudulent conduct used to obtain a residential rental — including false identity information, forged documents, or impersonating another applicant — can constitute a third-degree felony.

In other words…

Fake the application. Fake the documents. Potentially face felony charges.

And for investors, that means another layer of protection when it comes to your rental assets.

Lately, I’ve been more intentional about the events I attend and the people I connect with. One of my goals when I walk into a room is to meet at least 3 new people. And I accomplished it.

Attending the Earn Your Leisure University (EYLU) South Florida @eyl_university mixer in Sistrunk was intentional. I was truly in the right place at the right time, connecting with the right people.

I connected with a financial professional advisor with New York Life specializing in wealth preservation and accumulation, analyst working on an innovative project, and members of the Black Professionals Network (BPN).

Another highlight was seeing my bro, Duriel Taylor @durieltaylorpa , share insights on the current state of the market, highlighting Lauderhill, Pompano Beach, and Miami Gardens as cities to watch, and shared his projections for 2030.
So proud of you, D✊🏾

I left with greater clarity, valuable financial insights, and—best of all—new memories with my NOUVEAUX girls, Gina @ginasainthubert & Ninekema @ninekema_turenne.
