Bigger is better right?! 🤣

He actually did a lot of research and spoke to several professionals who use dual monitors everyday. So I only joke here… love you babe! 😘

If you’re curious about how much you qualify for, getting pre-approved is super fast and easy and doesn’t cost you a penny!

If you are self employed/1099 or have investment properties, we will need a copy of your personal and business federal returns for the most recent two years. You may also need to provide a year to date profit and loss, lease agreements, social security/VA benefit income documentation, etc.

You don’t know until you know, so just reach out if you have questions or want to see what you can qualify for!

Just an intro and little story about my pre-approval fail almost 12 years ago 🤦🏼‍♀️ If you haven’t bought a home or been pre-approved, don’t make the same mistake I did! by @greatratekait

Where’s my hug? 😂 So what’s happening? Well, the bond market has been getting absolutely crushed and mortgage rates are feeling it.

What’s driving it?

- Stronger economic data
- Inflation concerns that just won’t go away
- Higher oil and energy prices
- Expectations that rates may stay higher for longer
- Investors demanding higher yields to hold long-term bonds

And since mortgage rates are heavily influenced by the bond market, when bonds sell off, mortgage pricing can get ugly fast.

Good news? Buyers are still getting creative with seller credits, buydowns and negotiating power.

Bad news? Your loan officer may now be drinking sparkling water in front of the office bar cart at 10am 🤪

The housing market has a funny way of making us trust competition more than opportunity. In 2021, 20 offers felt like validation. In 2026, negotiating power can somehow feel suspicious. Your brain loves social proof, but the crowd isn’t always right.

Credit to my brilliant friend @shivpeter for sending me down this psychology rabbit hole. She’s a lender AND licensed marriage and family therapist, which is honestly an unfair combination 😂 She recently wrote about how social proof affects the way buyers perceive this market, and I haven’t stopped thinking about it.

You might see news blips about rates going up and up and have people advising you to wait to buy. But I’m here to tell you my buyers are winning right now. I’ve never seen so many seller credits, seller paid rate buy downs contract prices below list price. If you are a buyer, it’s your market.

Curious what concessions could look like at your price point? Message me!

This one was a long time coming. 🤍🏡

Brandon and Kara had been searching for the right home in North County for over a year, and when this one came up in Encinitas, they knew they loved it.

We went up against multiple all-cash offers and unfortunately didn’t get it the first time around. I kept following up with the listing agent though, and when the buyer they chose ended up falling out of escrow, we were able to jump right back in.

And somehow it worked out even better. They ended up getting the house for $100K less than the previous buyer had been under contract for.

The timing was pretty crazy because their baby was due just five weeks after closing, and they still had some work they wanted to get done on the house before he arrived.

So happy for them and so excited that after such a long search, they get to bring their baby home to a house they absolutely love. 🤍

And a huge shoutout to @laurawust @sketchy_leisure for sending them my way and trusting me with their friends. Referrals like this truly mean so much to me! 🫶 by @greatratekait

🚩Unpopular opinion: Your Realtor agreeing with everything you say might actually be a red flag.

Share this with a friend whose Realtor might be a little too much of a “yes man/woman.” 😂

California’s “daylighting” law was signed off on in 2023 and citations were authorized bringing in 2025 - so not exactly new BUT it’s certainly the first I had heard of it. The issue I have is that there doesn’t need to a red curb or signage to notify you and the crosswalk doesn’t even need to be marked. So I’m throwing up this reel in hopes that if I can save one person $115, it will have been worth it.

Share this with your friends because chances are, they haven’t heard of this law either.

Turns out, a lot of the things I never planned for became my favorite parts of the story 🤍 by @greatratekait

Don’t you love misleading headlines? Oh and the doom and gloom ones are the best!

It’s interesting how ai and news at our fingertips are both helping people but also paralyzing people.

At the end of the day, you have to do what is right for YOU. And that could mean waiting! But you need the numbers, the data to truly make a decision. YOUR numbers.

And lastly, make sure you connect with a a mortgage advisor - not just a call center LO who takes an application and spits out numbers. I’d love to be that advisor for you.

Whats the craziest housing headline you’ve seen? Comment 👇🏻
