Hot take: an agent’s fee shouldn’t be a negotiation tactic.

Coming from business, you charge for the work. Full campaign, production, marketing? That’s one fee. Buyer already found, just need it handled properly? Different work, different fee.

If fees reflected the actual work, the market gets fairer and every agent has to keep earning theirs. Me included.

Every time HDB prices hit a new high, someone celebrates.

I get it. Your flat’s worth more on paper. But unless you’re leaving the market, you sell high and buy high. And the next buyer is usually someone’s kid, maybe yours.

For what it’s worth, resale prices have now dipped three quarters in a row, while more flats are changing hands. Honestly, that looks healthier to me than another record.

To be fair, if you’re right-sizing or retiring on your flat, higher prices help, and that matters too.

But a flat your kids can actually afford beats a flat that just looks good on paper.

Wrote this one after a conversation with a friend who’s about to buy somewhere he doesn’t actually like, because the numbers looked good.

He’s going to be there five years. Maybe longer.

We spend so much energy trying to win on the entry price, and almost no one working out whether we’ll enjoy walking out the front door every day.

Nobody knows where prices go. That part’s out of your hands. Where you live isn’t.

So i actually got into real estate backwards.

Most agents close the deal first and hand you a list of contractor numbers after. I did it the other way round. Built the cleaning, inspection and household services companies alongside getting my licence.

So the after part was already sorted. The agent bit was the missing piece at the front.

Aircon dies in month 14? That’s still something I can sort, not a number I pass you. And having run businesses before this, pricing is a decision, not a number I quote to win your listing.

Reel #1 of the series, and I’m starting with expats renting here in Singapore.

5 out of 6 expat friends I talk to say the exact same thing about getting their deposit back. What gets me is they’ll repeat the same habit on the next rental to save a few hundred bucks, then spend way more fighting a battle they didn’t need to have.

Quick tips if you’re landing here soon:

📸 Document everything at handover. Every scratch, stain, dodgy tap. Photos with timestamps, submitted in writing within the reporting window in your lease. Your deposit is won or lost here, not at move-out.

📄 Read the diplomatic clause properly. Not just that you have one. When it kicks in, how much notice, and whether there’s a reimbursement clause clawing back the landlord’s costs.

🔁 Check the renewal terms. An open renewal means you find out your new rent at the exact moment you’ve got no leverage left.

Okay so here it goes finally. Contemplated doing talking head videos for the longest time but always found it super unnatural for me. I’m not highly energetic or a clout chaser, but ever since joining the real estate brokering trade I think I can genuinely provide some insights from my day to day.

So here’s my first attempt! Super shaky and can’t flow my thoughts well so keep me in your prayers HAHA. Over beer so you know it’ll get better with more pints 😉
