Hot take: an agent’s fee shouldn’t be a negotiation tactic.

Coming from business, you charge for the work. Full campaign, production, marketing? That’s one fee. Buyer already found, just need it handled properly? Different work, different fee.

If fees reflected the actual work, the market gets fairer and every agent has to keep earning theirs. Me included.

So, what do you think an agent’s fee should actually cover? Tell me in the comments 👇

Every time HDB prices hit a new high, someone celebrates.

I get it. Your flat’s worth more on paper. But unless you’re leaving the market, you sell high and buy high. And the next buyer is usually someone’s kid, maybe yours.

For what it’s worth, resale prices have now dipped three quarters in a row, while more flats are changing hands. Honestly, that looks healthier to me than another record.

To be fair, if you’re right-sizing or retiring on your flat, higher prices help, and that matters too.

But a flat your kids can actually afford beats a flat that just looks good on paper.

Happy to point you in the right direction either way 🚪

Wrote this one after a conversation with a friend who’s about to buy somewhere he doesn’t actually like, because the numbers looked good.

He’s going to be there five years. Maybe longer.

We spend so much energy trying to win on the entry price, and almost no one working out whether we’ll enjoy walking out the front door every day.

Nobody knows where prices go. That part’s out of your hands. Where you live isn’t.

So i actually got into real estate backwards.

Most agents close the deal first and hand you a list of contractor numbers after. I did it the other way round. Built the cleaning, inspection and household services companies alongside getting my licence.

So the after part was already sorted. The agent bit was the missing piece at the front.

Aircon dies in month 14? That’s still something I can sort, not a number I pass you. And having run businesses before this, pricing is a decision, not a number I quote to win your listing.

Took the long way round, but pretty sure this is my calling 🍺

Growing up doesn’t mean growing boring.🥱

When we started The Grown Up Club, the idea was pretty simple: create the kind of night we’d actually want to go to now.

No queues. No unnecessary attitude. No trying too hard to be the youngest person in the room. Just good music, good food, proper drinks and even better people — all gathered around the table.

Because somewhere along the way, being a “grown up” starts to come with responsibilities, businesses, relationships, early mornings, bills, wedding planning… and apparently the expectation that we should stop wanting to party.

I disagree.

I still love a big night out. I’m just a little more particular about where, how and who I spend it with.

Being involved in building The Grown Up Club has been about creating a space for exactly that: people who have grown up, but haven’t grown out of having fun.

We’ve earned our seat at the table.

And occasionally, we’re still going to dance on it. 🥃

The Grown Up Club.
For the ones who’ve earned their seat.

Stay tuned for the next one! 🍻

Reel #1 of the series, and I’m starting with expats renting here in Singapore.

5 out of 6 expat friends I talk to say the exact same thing about getting their deposit back. What gets me is they’ll repeat the same habit on the next rental to save a few hundred bucks, then spend way more fighting a battle they didn’t need to have.

Quick tips if you’re landing here soon:

📸 Document everything at handover. Every scratch, stain, dodgy tap. Photos with timestamps, submitted in writing within the reporting window in your lease. Your deposit is won or lost here, not at move-out.

📄 Read the diplomatic clause properly. Not just that you have one. When it kicks in, how much notice, and whether there’s a reimbursement clause clawing back the landlord’s costs.

🔁 Check the renewal terms. An open renewal means you find out your new rent at the exact moment you’ve got no leverage left.

Happy to point you in the right direction either way 🚪

Okay so here it goes finally. Contemplated doing talking head videos for the longest time but always found it super unnatural for me. I’m not highly energetic or a clout chaser, but ever since joining the real estate brokering trade I think I can genuinely provide some insights from my day to day.

So here’s my first attempt! Super shaky and can’t flow my thoughts well so keep me in your prayers HAHA. Over beer so you know it’ll get better with more pints 😉

Going to drop this every other day OR when a thought comes to mind for as long as possible. Video #1 coming right up after this.

🥃 Some nights don’t need much of an introduction, just good friends, a table that doesn’t want to end, and something new to try. Last night that something was Royal Salute 21-Year-Old The Blended Grain, their most contemporary expression yet, and the first in their Classic Blends Collection made entirely of grain whiskies, each aged a minimum of 21 years in American oak.

What caught me first was the glass it came in as it wasn’t a normal whisky glass, instead of the usual tumbler, it was poured into the Royal Salute Contemporary Glass. A small shift, but it changed the whole rhythm of the evening, less about sipping alone, more about the table.

At one point we all raised our glasses together for the One-Hand Salute, a toast Royal Salute leans into “Slàinte Mhath,” good health, Scottish Gaelic, and somehow it landed exactly right for the mood we were in.

Enjoyed it the new way, exactly like it says. Great crew, good conversation, whisky worth talking about.

Enjoy Royal Salute responsibly.

Bintang boys to black-tie gentlemen. 🍻🤵🏻‍♂️

From “one more round” to “please take your seats.”
Same boys.
Sharper suits.
Questionable levels of sophistication.

Couldn’t have asked for a better crew to clean up nicely beside me.

Coming together again real soon. 😏
