POSTS STORIES REELS TAGGED
Another day, another Black woman doing amazing things! 🖤

With the rising costs of homeownership, Dedria Harper Kolb has created a solution for those who prefer community and a reimagined way of living. Through her company, Ideal Ridge Ventures, she developed Poplar Creek, a Tiny Home Village in North Carolina where residents own their tiny homes and lease the land beneath them. A few of the community's amenities include high-speed internet, a community garden, a pavilion, a dog park, a fire pit, and more.

The first 10 lots opened in 2024 and were fully leased by the end of that year. Now, @poplarcreeknc has expanded to 30 sites, with only a few lots remaining.

As she continues her build out, the former attorney is also teaching aspiring developers how to navigate land, zoning, infrastructure, and the realities of building projects of their own.

She did that and she built that! Congratulations, @hey_dedriak!

🚐This week we made it to the Carolinas! Bonus: connected with some tiny house giants!

One leader in the space, Dedria Kolb @hey_dedriak of @poplarcreeknc has made a huge impact in the tiny house space.

Dedria spent 14 years in corporate law — briefcases, deadlines, structure. Then one day, burnt out she walked away. No developer background. No roadmap.

Just a vision: to do work she loves and make housing more accessible, sustainable, and human.

Today shes reinvented herself and is the developer behind Poplar Creek Tiny Home Village — the first tiny home community in Rutherford County, NC.

Phase one has been completed for over a year and with its success she is gearing up to start Phase 2!

Thirty families. Thirty homes. One powerful idea: we can build neighborhoods centered on connection, not just construction with plenty of living space and outdoor areas to connect with nature and each other.

What struck me most about Dedria’s journey:

→ She didn’t have development experience (theme?).

→ She’s using tiny homes to tackle affordability and sustainability.

→ She’s building community, not just houses.

Dedria didn’t wait for the perfect moment. She got unstuck and started building what was needed.

We sat down to talk about that messy middle — the fears, the pivots, and what really happens when you step into something new.

🎙️ Full conversation coming soon.

Keep dreaming and preparing — that’s the work that has lasting power.

🚐 If you’re just starting to imagine your own version of financial freedom, or you’re curious about ADUs, follow along we use our ADUs to fund my permanent retirement, PREPARE for emergencies, and save for retirement.

I built myself a beautiful cage…only to wake up one day angry that I was trapped inside it.

The wildest part?
I thought I did everything right.
Everything I was supposed to do.
And still, I didn’t feel free.

But eventually, I got tired of everyone else being “right.”

That was the moment everything changed.

I realized:
The point is to love your life.
To feel good in what you intentionally build.
To feel safe, seen, soft, powerful… all at the same time.

And here’s what I’ve learned:

When we put our beautiful, feminine energy behind something we choose just for us -
It flows.
It expands.
It lights us up instead of burning us out.
It becomes abundant, easeful, magnetic.
It becomes us.

This is what I teach.
This is what I live.
And this is the space where I’ll show you how to do it, too.

I call it: From Grind to Align.
And my name is Dedria.

1) Buy Land
2) Put some tiny homes on it
3) Create a community
4) Make an impact
5) Build wealth

The idea sounds simple. And in many ways it is.

But buying the right land - with the right zoning and right infrastructure -
and the ability to finance it -
is the most difficult part

The first place to start?
Get crystal clear on the vision
And build your land search around that.

I’m hosting a free training on 11/11 for women investors looking to get into development or women who land who want to learn the strategies to deploy it.

Nobody budgets for the dirt.

I just wrapped development of Phase 2 of Poplar Creek Tiny Home Village in Rutherfordton, NC.

Our model is bring your own tiny home and we build everything that makes a lot livable.

That’s where the money went.
Clearing almost 6 acres of trees.
Rock to stabilize the road.
Loads of dirt to get the grade right for septic.
Bringing in water, septic, electricity, and internet.

All that digging turned up North Carolina red clay, and our summer grass never took.

So now it’s a truck load of plants,
a scavenger hunt for whatever’s already growing here, and a race against winter.

This is what developing actually looks like.

And if you’re looking for a place to park your tiny home, lots are available now.

Investing isn’t wrong.
It’s just not the whole game.

The biggest returns in real estate come
from the people who change
what the property is not just who owns it.

That’s the development game.
Engineering the value and creating the equity.

If you’re a female investor wondering what’s next,
follow along.

Part 2!

Yall asked for it ⬇️

Last time I told you why you shouldn’t build a tiny home community.

Rural land. Big infrastructure bills. Tough financing. Bringing in every utility yourself.

All true.

Here’s the other side.

There’s an affordability crisis. People need housing they can actually afford.

The demand is real. Plenty of people want to live tiny. Not many communities exist for them.

And your vertical costs drop. You’re not paying for stick-built construction.

Hard to build? Yes.
Worth building? Also yes.

I spent 14 years climbing
the corporate ladder to
SVP 💼

Good schools. Good job. 401(k). The house.
The entire predefined script for success.

On paper, I had it all.
In reality, I was sacrificing my mental,
emotional, and physical health
just to wake up to the same day, different shit. 💩

I hit a wall.
Leaving corporate wasn’t
some grand vision
It was an escape hatch to protect my peace.

I had been an investor before,
but I decided to go all in on
land development. 🚜

Has it been easy? Hell no ❌

Development takes serious grit,
relentless problem solving,
and honestly, you have to be a little
bit of a gambler with high risk tolerance. 💸

Some days are just as stressful as corporate was.

The difference? I’m building
something for myself now.
And the returns can’t get taken
away in a performance review. 💯

We don’t have to accept
the script society handed us.
We can build our own structures.
And the life we don’t need to escape from. ✨

Moving from real estate investor to
developer created multi 7-figures
in asset value on my balance sheet.

Not overnight cash
but real equity built straight out
of raw dirt kicking off sustainable cash flow overtime.

A lot of women who already own rentals
or flip houses hold back from
ground up development.

If they only knew what was possible.

Development is project management.
You manage the vision.
The budget. The zoning and the team.

If you already manage contractors, secure financing analyze deals you already have the foundation.

Moving to developer just means capturing
the value at dirt level instead
of paying retail for someone else’s build.

This is the exact bridge we walk
through inside Legacy Ground.

5 Women. 4 Lanes. One Room.
Real estate development doesn’t look one way, and this room proved it.

Five women, four different development lanes, one shared conversation about building where it matters. Their backgrounds are just as varied as their projects, ranging from corporate attorney to banker, proof that there’s no single path into this industry. From mixed use and community focused projects to bringing back Main Street, tiny home communities entering their next phase, and a cottage cluster taking shape in the heart of Portland, each of these women is proving there’s more than one way to build something lasting.

The through line across every project: creative structures, community focus, and a willingness to build differently than the playbook says you should.

The question remains: what are you building?

Swipe through to meet each of them, then grab the Developer Vault, our guide built alongside a resource from each guest who has been on the podcast, so you can put what they know to work in your own projects.
