Another day, another Black woman doing amazing things! 🖤

With the rising costs of homeownership, Dedria Harper Kolb has created a solution for those who prefer community and a reimagined way of living. Through her company, Ideal Ridge Ventures, she developed Poplar Creek, a Tiny Home Village in North Carolina where residents own their tiny homes and lease the land beneath them. A few of the community's amenities include high-speed internet, a community garden, a pavilion, a dog park, a fire pit, and more.

The first 10 lots opened in 2024 and were fully leased by the end of that year. Now, @poplarcreeknc has expanded to 30 sites, with only a few lots remaining.

As she continues her build out, the former attorney is also teaching aspiring developers how to navigate land, zoning, infrastructure, and the realities of building projects of their own.

She did that and she built that! Congratulations, @hey_dedriak!

Louisville was just the beginning. ❤️

Our first LRED Meetup brought local developers, city leaders and industry professionals together for real conversations, project tours and new relationships.

Huge thank you to CamaPlan, Stites & Harbison, and Summit Commercial Group for helping us make it happen.

We’re building a grassroots movement, one local developer and one community at a time. I can’t wait to see the ripple effect we create together.

It has been a journey to get us here but we aren’t done yet.

Not even close.

Lots have been delivered! Residents have started moving in!

Now the work begins to make this space a community!

A handful of lots remain before we are fully leased.

There is no Phase 3 planned.

I left Louisville with a very full heart.🫶🏼

Yes, we toured incredible projects and learned from local developers doing meaningful work in their communities. But what made our first @localrealestatedevelopers Meetup so special was the people.

People who care deeply about the places they call home.

City officials and strategic partners who want to do better for their community.

People willing to share what they have learned, encourage someone taking their first step and remind each other that none of us has to do this alone.

This is exactly the kind of community I hoped Local Real Estate Developers would become. And when @commercial_louisville and I started the Local Real Estate Developer Podcast, we wanted to give these developers a platform to share the real stories behind their projects.

Because development is never just about the building. It is about the people who bring it to life, the relationships built along the way and the community that will live with what we create long after we are gone.

Watching this group connect, learn from one another and genuinely root for each other reminded me why this work means so much to me.

Louisville was our first Meetup, but it was only the beginning. ❤️

Next year, we are bringing the Local Real Estate Developers Meetup to St. Pete and the Tampa Bay area in late August or early September 2027. I already cannot wait to do this again.

Apparently, my fortress isn’t impenetrable after all. 😂
