Selling your home off-market? That's like whispering about your house in a crowded room and hoping the right buyer hears you. 🤫

I get the privacy argument. Maybe you're a celebrity or a person of importance, and you don't want the world knowing you're moving. That's understandable to an extent. But I don't care what anyone says: when nobody knows your house is for sale, nobody can make an offer on it. Fewer eyes means fewer bids, and fewer bids means less money.

🔑 Sellers: public marketing creates competition, and competition is what drives your price up.
🔑 Privacy-minded sellers: you can protect your privacy with vetted showings and no personal details in the listing, and still market publicly.
🔑 Listing agents: your job is maximum exposure, not a quiet, convenient deal that serves you instead of your client.

Whisper and nobody hears. Shout it from the rooftops and everyone gets a chance to bid. Off-market means money left on the table, every time.

Lazy agenting is costing your clients money. 🚩

I toured a property recently where the seller's agent admitted he hadn't listed it on Zillow yet — because he knew he'd get "too much interest" and didn't want to deal with it.

Read that again. 👆

That's not strategy. That's an agent protecting his own comfort at his client's expense. And the client has no idea they're being underrepresented.

🔑 More eyes on a listing = more competition = better terms for your seller.
🔑 "Less hassle" for the agent usually means less money for the client.
🔑 Your job isn't to make the deal easy on you — it's to get your client the best outcome, full stop.

You miss 100% of the shots you don't take. Don't ask, don't get. If your agent isn't fighting for every advantage, what exactly are you paying them for?

Ever heard someone say ""my mom has her license""? But do they, really? Are they actually boots on the ground?

Some agents love to judge ""mom agents"" — the ones with a license who aren't hustling 60 hours a week, doing it part-time, or juggling it around their family. 👀

But here's a different take: why not team up instead?

I had this exact situation with a mother-in-law who had her license but wasn't actively working. Instead of writing her off, I said let's do this together. She showed up, held open houses, put in real effort — and I split the fee with her.

Everybody won. She got to learn the business hands-on from someone actively in it. I got a trustworthy partner who cared about doing right by the client. And the client got two people looking out for them instead of one.

Not every agent needs to be grinding nonstop to add value. Some of the best partnerships come from meeting people where they're at and building something together instead of keeping score on who's ""hustling"" harder.
