When you ring your architect, who answers?

There are eight of us at JaK Studio and every one is a trained architect. No call handlers, no middle layer. If you’re refurbishing a flat or period home in Mayfair, Marylebone, Kensington, Holland Park, Notting Hill, Fulham or Islington, you speak to someone who can actually answer, and decisions get made the same day.

Some buildings ask for nothing. John Nash gave this one grandeur two centuries ago and it has never needed updating, only understanding.

Behind that facade, we got to do something quieter: shape how a family actually lives. A living room that holds light all day. A bathroom that feels like a pause. A wardrobe built around how someone actually dresses. And at the heart of it, a staircase we cantilevered so the sun could fall through it uninterrupted.

This is what we mean when we talk about investment in a home rather than a refurbishment. The bones were already extraordinary. Our job was to make every day inside them feel that way too.

One staircase. A whole house built around it. Inside a Grade II listed Nash residence on Regent's Park.

Ask anyone who has been inside this house what they remember, and they'll tell you about the staircase.

That was the idea from day one. In a Grade II listed John Nash residence on Regent's Park, we wanted daylight to fall right through the middle of the home. A cantilevered staircase with a glass balustrade let us do that, and everything else was designed around it.

Behind it sits a lot of careful work with the listing and the freeholder. You'd never know, and that's how it should be.

The room in your house that nobody sits in.

Almost every family has one. A formal living room or a spare reception room that looks wonderful and stays empty, while everyone crowds into the kitchen. When we design a home we start with how you live and arrange the house around it. Fewer empty rooms, more of the ones you love.

A client of ours in Portland Place gave up their formal dining room. The kitchen now has a long table in it, and everyone stays in the same conversation, from the first drink to the last course.

Your garden studio deserves the same thinking as a skyscraper.

That’s what our design director Kenan took home to Sarajevo, where 90 architects trained in the city came back from 25 countries for DIASPONA - ‘Coming Home’. The setting was the grand hall of the railway station, a national monument that sees only a few trains a day and has been reborn as a gallery.

On our wall, side by side: a modular studio in a Kensington rear garden, a Fulham Mews House, Regional bank branches, a Regional bank headquarters and a tower in Saudi Arabia.

The scale changes from project to project, and the team stays the same. Every one of us is a trained architect, and everything is designed in-house.

Is your building classed as “higher-risk”? Most flat owners in tall blocks have never been asked the question, until they’re already mid-refurbishment and it’s suddenly very relevant.

Under the Building Safety Act, buildings 18 metres or taller, or seven storeys plus, with two or more homes, generally fall under this. It means extra checks, extra scrutiny, and extra time that needs to be planned for from day one.

We’ve become specialists in this, alongside our work on Licence to Alter applications, because it’s an area most studios haven’t caught up with yet.
