**$466M is on the table — and I have the sites.**

The City of Los Angeles just opened applications for a record **$466.6 million** in affordable housing funding — a 20% jump from Round 1. Applications opened October 13 and close **December 4**. Awards drop February/March 2027, with Council approval by April.

This isn’t one program — it’s seven:
• ULA Multifamily Affordable Housing — $123.5M
• Pooled Sources: Multifamily — $115.5M
• ULA Alternative Models: New Construction — $104.1M
• ULA Operating Assistance — $38.4M
• ULA Acquisition & Rehab (Preservation) — $32.7M
• Portfolio Preservation — $27M
• ULA Alternative Models: Preservation — $25.4M

Nearly 70% comes from Measure ULA — the “mansion tax” that’s raised roughly $1.2 billion since 2023.

**Here’s what matters for developers:** the teams that won Round 1 were positioned before the NOFA dropped. Site control is the starting line.

I have sites in South LA available now that fit these programs:

📍 **5879 Crenshaw Blvd, Hyde Park** — across the street from the Metro K Line Hyde Park Station. TOC Tier 4, ~8,400 SF lot zoned LAC2-2D-SP. Development analysis shows 38 units under TOC — or unlimited density at 100% affordable within a half-mile of a major transit stop. Vacant church and duplex, ready for demo. This is exactly the kind of transit-oriented site these programs were built for.

📍 **1311 W Florence Ave, Los Angeles 90044** — freestanding commercial building on a ~4,100 SF C2-zoned lot with 40 feet of Florence Ave frontage and 22,000+ vehicles per day. Flexible zoning, infill South LA trade area — the kind of site where affordable and mixed-use concepts pencil.

📍 **7200 S Western Ave, Los Angeles** — South LA commercial site on the Western Avenue corridor, one of the city’s designated transit corridors for accelerated multifamily development. Strong visibility, deep consumer demand, rising residential density all around it.

If you’re a developer, nonprofit, or land trust chasing Round 2 — don’t start with the application. Start with the site. My door is open.

What a weekend. SpelHouse Homecoming 2026 did not disappoint — the love, the energy, the conversations.

I lost count of how many people I talked commercial real estate with. Buying. Selling. Leasing. Investing. Development projects. And to everybody I met, I said the same thing: follow up with me on Tuesday.

So now I’m getting ready for Tuesday. Because when Tuesday comes around, I know everybody’s going to call me. LOL.

And honestly, I love that. I love that when people think of commercial real estate, they think of me. That didn’t happen overnight. That’s years of showing up, being a resource before being a broker, sharing best practices, and connecting good people with good opportunities.

That’s what being a master connector is all about. It’s never just a transaction — it’s relationships, it’s community, it’s building something that lasts.

So if we chopped it up this weekend, I meant what I said. Call me Tuesday. Let’s turn that conversation into an opportunity.

And if we didn’t get a chance to connect, it’s not too late. My line is always open — Greater Los Angeles, Greater Chicago, Greater Atlanta, and beyond.

Just left the yard and now at the airport reflecting on SpelHouse Homecoming 2026!

Everything didn’t go as planned, but somehow it all turned out PERFECT!

Life will throw you curveballs. Plans change. Things happen. But one thing Morehouse taught me is it’s not about the adversity you face, it’s about how you respond to it.

Pivot. Bend. Adjust. But NEVER break.

That’s the Morehouse Man mentality. Life isn’t about everything going your way. It’s about finding your way regardless!

This homecoming was another reminder that sometimes the unexpected moments become the greatest memories.

The plan may change, but the purpose never does.

Forever grateful for the brotherhood, the sisterhood, the memories, and the SpelHouse love!

Day 1 of Homecoming in the books! When I saw that “GOOD TIMES” sign, I had to grab a selfie!

Full circle moments like this remind me why pouring into the next generation matters.

The programs I wish @morehouse1867 had when I walked those halls are the ones I’m now blessed to help build. Teaching our young men and women the language of assets and ownership doesn’t stop with you — it compounds.

Heading to Morehouse Homecoming and my @whitesox are STILL playing baseball in October. 2026 really said “plot twist.”

Had to break out the Sox x Morehouse colorway hat for the trip — alumni prestige on top, South Side loyalty on the brim. Shout out to @ldrs1354 always getting me right on the head pieces!!!

#TBT I just realized I didn’t post ONE picture from celebrating my 25th college reunion this past May. 😂

Now, with SpelHouse Homecoming next week and the reboot of A Different World, I’ve been thinking about just how special my HBCU experience really was.

@morehouse1867 gave me more than an education. It gave me lifelong friendships, brotherhood, memories, opportunities, and a community that has been part of who I am for 25+ years.

At this point, Homecoming isn’t even about everything going on. I’m just looking forward to seeing everybody, hugging everybody, laughing about the old days, and saying, “Man, it’s good to see you.”

Time moves fast. Being able to come back together is a blessing I appreciate more every year.
