More importantly, congratulations to my clients on this milestone. This was a home where they raised their family and created so many memories over the years. Selling a home like this is never just another transaction, and I know it wasn’t easy to say goodbye. I’m happy they found buyers who will appreciate and care for the home just as much as they did.

One thing people don’t always see is how much work happens before a home ever hits the market.

We knew the spring market would give us the best opportunity, but that also meant we had a very short timeline. In just one week, we coordinated painting, repairs, deep cleaning, staging, photography, video, and everything else needed to make sure the home showed at its absolute best.

The goal wasn’t just to make the home look nice. It was to create the strongest first impression possible because today, most buyers decide whether to visit a home based on what they see online.

Once we launched, the home generated over 6,000 online views, while the property video was watched more than 10,000 times. More importantly, that exposure translated into over 100 groups through the door, 3 offers, and final sale at full asking price.

🏡 La Crescenta Housing Market Update | October 2026 🏡

📈 Mortgage rates just hit their highest level in about 3 years.

At the start of September, rates were in the mid-6s. Today? Around 7.5%. 😳 That’s roughly a 10% jump in a buyer’s monthly payment — same house, just a few weeks later. A $5,000 payment is now about $5,500.

Here’s what I’m seeing in La Crescenta: it’s turned into a tug of war. 🪢 Buyers can rent and wait, so they’re only committing when a home checks every box. Many sellers have great low rates and aren’t budging on price. More homes came on the market in September, but fewer buyers got offers accepted.

The cracks are starting to show, though — 5 listings came back at a lower price last month, and more sellers are offering credits to help buyers with their rate. 💡

Sellers: price for today’s buyer, not last spring’s. Buyers: on homes that have been sitting, ask about a seller-paid rate buydown.

Huge congratulations to Julie and Jason on their new home! 🏡🎉

This one was a full-circle moment. Julie and Jason both grew up in La Crescenta, moved out of state, and now years later decided to come back home and raise their family in the community they grew up in.

As someone who also grew up here, I completely understand why people find their way back. I’ve seen many of my own friends do the same, and there’s something special about having your kids grow up in the same community you did.

I first connected with Julie and Jason back in May, and a few months later, we found the perfect home to bring their family back to La Crescenta. Beautiful curb appeal, plenty of space, and a saltwater pool their kids will get to enjoy and build memories!
