🏡 La Crescenta Housing Market Update | October 2026 🏡

📈 Mortgage rates just hit their highest level in about 3 years.

At the start of September, rates were in the mid-6s. Today? Around 7.5%. 😳 That’s roughly a 10% jump in a buyer’s monthly payment — same house, just a few weeks later. A $5,000 payment is now about $5,500.

Here’s what I’m seeing in La Crescenta: it’s turned into a tug of war. 🪢 Buyers can rent and wait, so they’re only committing when a home checks every box. Many sellers have great low rates and aren’t budging on price. More homes came on the market in September, but fewer buyers got offers accepted.

The cracks are starting to show, though — 5 listings came back at a lower price last month, and more sellers are offering credits to help buyers with their rate. 💡

Sellers: price for today’s buyer, not last spring’s. Buyers: on homes that have been sitting, ask about a seller-paid rate buydown.

🏡 La Crescenta Housing Market Update | September 2026 🏡

Right now La Crescenta has TWO housing markets happening at once. 👀 One’s fast and competitive. The other’s slow and stubborn. Which one you’re in depends entirely on the home.

Case in point: a turnkey home on Boston Ave got 8 offers and sold $150K over asking this month. Meanwhile, close to a third of what’s on the market has been sitting 60+ days with zero price cuts. Same zip code, same
month — totally different outcomes.

Here’s what I’m seeing on the ground: fewer buyers out there right now, but even fewer of the good, move-in-ready homes for them to choose from. That’s why turnkey homes with the right price, condition, and outdoor space are still sparking bidding wars — while the “diamond in the rough” type listings just sit.

My advice? Sellers: know your competition and price like you mean it. Buyers: don’t sleep on the homes everyone’s scrolling past — that’s where the deals are hiding right now.

California homebuyers: the listing price is only the beginning.

Property taxes, homeowners insurance, property type, and financing choices can all shape your real monthly housing cost. That’s why buying in California requires a mortgage plan built around the full picture—not just the price you see online.

Mortgage Bankers Corporation has helped clients navigate changing California markets since 1985.

🏡 La Crescenta Housing Market Update | August 2026 🏡

Is the La Crescenta Market Heading Down? Short answer: no. Here’s what’s actually happening 👇

Buyers got picky this summer — 17 of the 37 homes on the market have sat 30+ days, and 9 sellers cut their price in July. But the right home in the right spot? Still moving fast. I put an offer in for a buyer this month on a home on Pickens Canyon that got 14 offers and sold $575K over asking. We didn’t get it.

My advice if you’re selling: know your competition. Be the home that sells — not the one that just makes the house next door look better.

This is normal seasonality for us. La Crescenta always slows a bit in summer, and typically picks back up from late August through October — just not as hot as spring.

🏡 La Crescenta Housing Market Update | July 2026 🏡

Only 16 new homes hit the market in June—the lowest June on record, even though it’s typically our busiest month for new listings. Yet 21 homes still sold, showing buyers are still active—they just have fewer homes to choose from.

But here’s what’s interesting: 18 of the 30 active listings have been on the market for 30+ days. Low inventory isn’t enough if a home is overpriced. Well-priced, well-prepared homes are still getting multiple offers, while overpriced or less desirable homes are sitting.

The takeaway: Buyers haven’t disappeared—they’ve become more selective.

🏡 La Crescenta Housing Market Update | May 2026 🏡

More buyers. Fewer homes. Prices near $1.5M and climbing.

Last month, only 18 homes came to market in La Crescenta - about half of what we’d normally see this time of year. With buyers still actively out there competing for a shrinking pool of listings, prices have gone up three months in a row.

Whether you own a home here, are thinking about buying, or just keeping an eye on the 91214 market - here’s what I’m seeing on the ground this May.
