POSTS STORIES REELS TAGGED
So proud of this young family for reaching a huge milestone and becoming first-time homeowners using their VA benefit 🇺🇸

@realtor2an_waldie and I first met Nick and Jackie at her open house on January 11th. At the time, they were just exploring. Their plan was to potentially buy closer to September.

But after sitting down together and walking through the numbers, their approval, and what the payment would actually look like, they realized something important.

They were ready now.
With teamwork between ThuAn and myself, we helped them:
• Secure their first home
• Negotiate lease terms
• Get closing costs covered
• Close in less than 30 days using their VA loan

This didn’t happen by chance. It happened because they were disciplined, prepared, and open to understanding their options.

The VA loan truly is one of the strongest programs available, and when used properly, it creates real opportunity.

They found a beautiful home just eight minutes from family. Close to a park. Close to support. Close to their next chapter.

Open houses work. Preparation matters. And when the right team comes together, timelines can shift in the best way.

Huge congratulations to this amazing family. It was an honor to be part of your journey.

And thank you to ThuAn Waldie for being such a strong partner in making this happen.

If you’re “just looking” and think you might be ready later this year, sometimes it’s worth running the numbers now. You might be closer than you think. taken in San Marcos, California by @jaylomahan_sd

Five trails that never disappoint.

From local favorites to weekend getaways, these are my go-to mountain biking spots across Southern California:
🚵 PQ Canyon (Rancho Peñasquitos)
🌄 Daley Ranch (Escondido)
🪨 Black Mountain (Rancho Peñasquitos)
🌲 Greer Ranch (Murrieta)
🏔 Snow Summit (Big Bear Lake)

Each one has its own challenge, scenery, and story — but they all remind me why I love getting out on the trails.

Where’s your favorite place to ride or get outside?

From negotiations to date nights, parenting to real estate… who knows each other best — Jay or Joce? 👀

A lower payment for the first two years can sound great. But the real question is whether the full payment still works for you when that temporary buydown ends.

That’s why I like looking at a 2-1 buydown as a strategy, not a shortcut.

In the right situation, a seller concession can be used to temporarily reduce your payment during the first two years. That can mean more breathing room for moving costs, furniture, savings, or just adjusting to the expenses that come with a new home.

And depending on the loan, there may be options across Conventional, Jumbo, FHA, VA and USDA programs. Qualifications and program guidelines still apply.

But I don’t want a buyer making a decision based only on the Year 1 payment.
I want to know:
Can you still afford the home when the full payment kicks in?
Does the payment leave enough room for the rest of your life?
And would a seller credit toward the buydown actually help you more than another reduction in purchase price?
Sometimes the answer is yes. Sometimes another strategy makes more sense.

That’s why we run the numbers both ways.

Comment “BUYDOWN” and I’ll send you the full Rate Reduce guide with the example and program details.

First ride back on the trails since June, and it felt good to be back! Cardio felt solid, but my legs definitely felt those climbs. Nothing better than getting back out there and riding with the homies.

A home search should include a look beyond the front door. From 11011 Logan Way in Pacific Village, you have convenient access to I-15 and SR-56, everyday shopping, parks, trails, and the community gatherings that make Rancho Peñasquitos feel like home. Follow the maps for a closer look.

Working on base? Logan Way’s location just off I-15 gives you a straightforward route to MCAS Miramar. Take a look at the map to see how the drive could fit into your daily routine.

Fresh groceries, favorite snacks, and an answer to “what’s for dinner?” Sprouts and Trader Joe’s are nearby, with more than 40 shops, restaurants, and services at Carmel Mountain Ranch Town Center. Head west for even more everyday options, including Stater Bros., restaurants, and neighborhood services.

Playground afternoons, birthday celebrations, and views worth slowing down for. Hilltop has open space, a recreation center, and community events like Movies in the Park and Winter Wonderland. Feeling adventurous? You can also access trails into Black Mountain Open Space Park.

Friday nights have a neighborhood gathering spot. Tedd and Krystina Ekeroth have brought fresh energy to the Rancho Peñasquitos Farmers Market, with local farmers, food vendors, artisans, a Kids Zone, and live music. Stop by Fridays from 4–7 p.m. to grab dinner, shop local, and catch up with neighbors.

There’s a lot to explore here: Rancho Peñasquitos Little League, sports fields, a recreation center, and the Rancho Peñasquitos Tennis Center. It’s also a gateway to Los Peñasquitos Canyon Preserve, with access to the historic ranch house and trails for hiking, mountain biking, and an outing to the PQ waterfall.

For the stocked pantry, the weekend gathering, and everything you didn’t know you needed. Nearby Costco makes it easy to combine a shopping trip with a fill-up at the gas station. A chance to save at the pump is always welcome.

Rolling Hills Elementary, Black Mountain Middle, and Mt. Carmel High are all part of the sought-after Poway Unified School District. This map gives you a look at the routes from Logan Way to each campus. Confirm current school assignments and enrollment directly with PUSD.

I never thought I'd become a golf guy. Yet here we are. ⛳

For years, mountain biking was my thing.

I loved the adrenaline, the challenge, and the rush of being out on the trails.

Golf? Not even on my radar.

I didn't know how to play, never really watched it, and honestly, it seemed like an expensive hobby to get into. Not that mountain biking is any cheaper.

But after breaking my collarbone, I needed to find something else to do while recovering.

That's when golf entered the picture.

I didn't want to invest in a new set of clubs when I wasn't even sure I'd enjoy it. Fortunately, my uncle had some old clubs he put together and let me borrow.

And now, about a month and a half into this golf journey, I'm actually enjoying it.

I'm learning something completely new. I'm figuring out the game, working on my swing, and realizing there's a lot more to golf than I originally thought.

The more I learn, the more interested I become.

And it's made me think about how often we convince ourselves something isn't for us before we've even given it a chance.

Sometimes it takes an unexpected setback to push us toward something we never would have considered.

If I hadn't gotten hurt, I probably wouldn't be playing golf today.

I still love mountain biking, and I'm looking forward to getting back on the trails when I'm ready. But for now, I'm enjoying the challenge of being a beginner again.

Maybe the lesson isn't always about getting back to what you were doing before. Sometimes it's about being open to discovering something new along the way.

Funny how things work out.

What's something you never thought you'd enjoy until you finally gave it a try? taken in San Diego California by @jaylomahan_sd

This might be an unpopular opinion coming from a mortgage lender, but just because you’re approved for a certain amount doesn’t mean you have to spend all of it.

I’ve been house poor before, and being able to technically make the mortgage payment is very different from being able to comfortably afford the life that comes with it.

Can you still save?

If the car breaks down, can you handle it?

Can you go out to dinner, take a trip, do something with your family, or deal with an unexpected expense without feeling stretched?

That’s why one of the first things you may hear me ask a buyer is “Why?”

Why do you want to buy?
Why now?
What are you hoping changes when you own instead of rent?

I’m not questioning whether you should want a home. I’m trying to understand what’s motivating the move so we can build a plan around the life you actually want.

And sometimes part of that plan is buying below your maximum approval amount so you still have breathing room after closing.
Sometimes we run the numbers and buying now makes sense.

Sometimes the answer is, “We’re not quite there yet, but here’s what we can work on.”

And that isn’t a failed conversation.

If homeownership is the goal, my job isn’t just to get you approved for the biggest number possible. It’s to help you understand what payment actually fits your life and what it will take to get there comfortably.

You might disagree with me, but I’d rather have that honest conversation before you buy than after. by @jaylomahan_sd

New burrito review 🌯 This stop: Burros & Fries in Sabre Springs. They’ve got a few locations around San Diego, but this is the one I tried.

First impression, solid size. You could literally see the cheese and sour cream through the tortilla, which is always a good sign for me. And as usual, I got the pico on the side.

The carne asada was decent. It didn’t totally blow me away, but it was good. The fries were solid and, most importantly, not soggy. They also didn’t hold back on the sour cream, which I definitely appreciate.

Then came the sauces.

The habanero had some heat, the red was mild but more flavorful, and the guac sauce was the winner for me. The sauces definitely made a difference on this one.

For $13.99, with the size, good fries, plenty of sour cream, decent carne asada, and solid overall flavor, I’m giving this one an 8/10.

Not the best carne asada I’ve had on the hunt, but still a really solid California burrito.

Where should I go next? Drop your favorite California burrito spot below. taken in Burros & Fries - Mexican Food Poway by @jaylomahan_sd

Mortgage rates are making headlines again, but there's something I want San Diego homebuyers to understand.

Rates don't move because one person decides they should go up or down.

There are several factors that influence mortgage rates, and inflation is one of the biggest.

When inflation pressures rise, whether from energy costs, gas prices, or everyday expenses, that can put upward pressure on mortgage rates.

And affordability isn't just about whether you can make the mortgage payment.

It's also about whether you can comfortably afford groceries, gas, family expenses, and everything else that comes with everyday life.

Of course, we'd all like to see lower rates. But here's another thing to consider.

If mortgage rates decline, more buyers may decide to enter the market. And in a place like San Diego, where housing inventory can be limited, increased competition could put additional pressure on home prices.

That doesn't mean prices will automatically rise. It means waiting for lower rates doesn't necessarily guarantee a more affordable home.

So instead of trying to predict the market, focus on what you can control.

Build your savings. Work on paying down debt. Strengthen your credit. Understand what monthly payment feels comfortable.

And surround yourself with a real estate agent and lender who will help you understand your options, not pressure you into making a decision.

Your first home might be your forever home, or it might be a stepping stone toward something bigger.

Either way, the goal is to make a decision that fits your life and your financial situation.

Thinking about buying a home in San Diego but unsure whether now is the right time? Send me a message. I'm always happy to chat and help you understand your numbers, your timeline, and your options.
