I moved back home to Las Vegas two and a half years ago after eight years of selling real estate in New York City. When I returned, I was fully committed to establishing myself as a top luxury estate advisor in our city. I used to take this city for granted.
Growing up in Vegas, I didn’t realize how truly lucky we were to live in a place where you can hike stunning desert and mountain trails, enjoy world-class meals any time of day, and hang poolside in 75° weather—in March - all while having a peaceful, beautiful suburban life just minutes away from the entertainment and sports capital of the world.

We get over 300 days of sunshine a year, something I sincerely value after spending 10 years of my life in the Northeast. We also have jaw-dropping mountain views in every direction, providing both amazing mountain and water recreation. Summerlin has been named one of the best master planned communities in America for decades now, and Henderson continues to rank as one of the safest cities in America. The Strip is literally just the cherry on top.

Growing up here I just saw Vegas as a lot of tan suburban sprawl. Having lived 14 years away from home in many other places and now returning, I feel so incredibly lucky to call this amazing neon desert home. ✨🎰🏔️🌵☀️

I’ve spent 10+ years advising people on where to plant roots and invest their hard-earned money.
Here are 5 hills I’ll die on as a Las Vegas native and advisor:

1. Your 10-minute radius matters more than almost anything.

Most of your life happens within 10 minutes of home: coffee, groceries, gym, parks, dinner, friends.

Especially in Vegas, where two homes 10 minutes apart can create completely different lifestyles. Lone Mountain Estates and Summerlin West are very close geographically, but offer entirely different daily lives.

2. More space can actually give you a smaller life.

I sell large estates for a living, so maybe I’m not supposed to say this: not everyone needs the bigger house.

The same $1mm might buy 4,000 sq ft in Seven Hills or 2,300 in West Summerlin. But what gives *YOU* the bigger life?

That’s not for me to decide, but it’s really worth asking.

3. One of the best neighborhood amenities is seeing people outside and an engaged community.

This is the biggest reason we LOVE living in Inspirada. There’s something different about a neighborhood where people are actually outside, interacting with each other and enjoying where they live. That’s what creates real community.

You can build beautiful parks, trails, and clubhouses. But do people actually use them? This is something to keenly observe in our home search together.

4. Your environment won’t reinvent you. But it will influence you.

Living near Red Rock won’t make you hike every weekend. Living on a golf course won’t make you golf three times a week.

But when what you enjoy is five minutes away, you’re more likely to make it a priority.

Your environment either creates friction or removes it.

5. Living near the people you love matters more than we admit.

We obsess over square footage, finishes, and resale value. But if the “perfect” house puts you 40 minutes from the people you love, there’s a cost to that too.

This is exactly why we left Summerlin for Henderson. Being closer to family while raising our son has been a game changer.

You can remodel a home but you can’t add another hour into your day.

The market has changed. Homes are not selling easily anymore.

This exact strategy is how I determine pricing and positioning for your home to capture maximum traffic those critical first days on market.

Because in a shifting market, positioning strategy is about understanding exactly where your home fits against the competition, not against what your neighbor sold for 3 months ago. Comparable sales are now the ceiling, NOT the floor. My goal is to position your home directly in the path of where buyers are searching in a manner where it feels like the obvious choice.

My job as your advisor is to give you the strategy I believe gives you the strongest possible outcome. Whether you take that advice is always your decision. But if we follow the plan, the outcome should be: sell before the competition, while protecting as much of your equity as possible.

That doesn’t automatically always mean being the cheapest house. It means being the best positioned house. There’s a key difference.

The homes that win in this market won’t necessarily be the nicest or sometimes even the cheapest. They’ll be the ones that understood what buyers want first.

A typical real estate agent will try and sell you on a decision.
But a great real estate advisor is willing to talk you out of one.

That distinction matters.

Whether you’re buying or selling a home anywhere across the Las Vegas valley, my job isn’t to tell you what you want to hear. It’s to give you the information, perspective, and experience to make the best decision for you.

Sometimes that means adjusting the price.

Sometimes it means skipping the renovation.

Sometimes it means walking away from the house.

And sometimes the best advice I can give you is: do nothing.

I’ve always believed the value of an advisor isn’t measured by how quickly they can get you to a closing table. It’s measured by whether the advice they gave you still feels like the right advice years later.

If you want someone in your corner who’s willing to tell you the truth, even when it doesn’t result in a transaction, we’ll probably work well together.

Send this to someone who is considering a move and deserves an advisor instead of a sales pitch.

Our seven month old boy!!! 🤍 This little boy is nonstop. Giggles, smiles, kicking, talking, tongue constantly out, you name it. Somehow every month just gets better, but this age is literally our favorite so far.

Watching him discover the world and getting to experience it all through his eyes is something we never want to take for granted.
