If you plan to sell someday, learn this term now: SDE.

Seller's Discretionary Earnings is the total yearly benefit your business produces for one full time owner. Start with net profit, then add back your salary, owner perks, interest, depreciation and one time costs.

Why it matters: most main street businesses sell for a multiple of SDE. Every dollar you add to SDE can add several dollars to your price.

Larger companies with a management team are usually priced on EBITDA instead.

POV: Sometimes the best office is a really nice bathroom in a house you’re showing. 😂

After 10+ years in real estate, I’ve learned that no two days or deals ever look the same.

One day I’m touring a luxury home in Summerlin. The next I’m helping someone figure out what their home is actually worth, negotiating a deal, talking investment strategy, or helping an out of state buyer navigate a move to Las Vegas.

And more recently, that world has expanded into business sales, helping business owners think through valuation, preparation and what an eventual exit could look like.

Turns out I really love the strategy behind a deal, whether there’s a house attached to it or a business. 😉

37th year. . . My first 13 years were spent being a kid, to clueless to know how lucky I was to have loving parents that gave me a very nice life and really tried so hard. 14-22 were growth and figuring out how to help take care of a mother who got diagnosed with aggressive Parkinson’s and at 50 went from running 5 miles a day to not being able to walk or run her businesses. And then early 20s a father who got lung then brain cancer and then passed away. Trying to help my family made me work harder, try harder, and really constantly reminding myself that you never know what someone’s life really is, being told your smart and pretty I wish I had your life, my life was lovely but it was also spent primarily in doctors appt and hospitals and sleepless nights. 25-32 I got into my grove in life started balancing all the stress well and had what I would consider a great real estate career. 32-34 traveled the world and loved it, over 40 countries and actually starting to find myself, maybe the version I was, wasn’t who I actually wanted to be. 35 lost my mom (someone I had taken full responsibility for, for over 20 years) and that hit. I no longer had passion or purpose, taking care of people gives your purpose and I didn’t really realize that until I didn’t have it. I started to heal and gain more perspective, material things meant a lot lot less, time constantly felt fragile and I was becoming more intentional. Reminding myself that being present in the journey is the most important and you can only control yourself, so try to be the BEST version of you. Make the decisions you would be proud to tell people you made. 36 the universe sent me someone very special, someone who I truly get to wake up each day and think “How did I get so lucky?” and now 37 is going to be about building the life I want with intention, realizing that through the good and bad I am becoming the most complete version of myself. And being thankful that this whole time I was being unconditionally supported by a very select group of incredible women and a loving big brother.
