There’s a long list of things you can change about a home.

The one thing you can’t renovate is the location.

That’s why I always encourage buyers to think beyond what a home looks like today. Pay attention to the street, the neighborhood, the commute and the things around you. I think a lot about the advice I’ll give my boys when they’re ready to buy a home of their own.

I’ll tell them to look at the location, the monthly payment, resale potential and whether the home can still make sense five or ten years down the road. You can change a lot about a house, but you can’t change where it sits or what you paid for it.

The headlines about how much income you “need” to buy a home in Utah can make homeownership feel pretty far out of reach.

But that number rarely tells the whole story. You may be buying with two incomes, bringing a larger down payment or purchasing a property with investment potential. There are a lot of factors that change what affordability looks like from one buyer to the next.

The number I’d pay the most attention to isn’t always the listing price. It’s the monthly payment and whether you can comfortably carry it long term.

I might take neighborhood research a little further than most.

One of my favorite things about flying is getting a completely different perspective on Salt Lake. You start to see how neighborhoods connect, where the mountains sit, how close you really are to downtown and just how much location can change from one area to the next.

Last weekend was a good excuse to get in the air.

I took my son Wesley with me and flew from South Valley over to Bountiful Skypark for a local Experimental Aircraft Association chapter meeting. One of my friends was celebrating his 60th birthday, so it turned into a pretty great way to spend the day.

Selling a home can be a lot more emotional than people expect, especially when it’s your first one.

My wife and I are actually navigating that ourselves right now, and it’s reminded me of something I tell my clients all the time: the memories you made in a home don’t disappear when you move.

You can honor that chapter, be grateful for what it gave you, and still be excited about what comes next.

There are a lot of houses out there, and I really believe you can create a lifestyle you love anywhere.

A real estate license tells you someone can do the job. It doesn’t tell you how often they’re actually doing it.

When I walk into a home before we list it, I try to see the property through a buyer’s eyes.

I’m looking at how we can make the space feel larger, brighter, cleaner, and easier for someone to picture themselves living in.
That can mean decluttering, making sure the lighting feels consistent, cleaning up the curb appeal, or strategically staging the home before it hits the market.

Not every property needs a major renovation. A lot of the time, it’s the smaller details that make the home feel more put together and help buyers connect with it.
