It wasn’t difficult to close up shop once I realized money had been disappearing. My priority was making sure my employees were taken care of and had some breathing room.

They had done nothing wrong, and they still had families, bills and responsibilities.

The least I could do was give them three months’ pay to help them figure out their next step. by @jimmyloanz

A full dining room doesn’t always mean a profitable restaurant.

After more than two decades in hospitality, I’ve seen how everyday decisions around staffing, purchasing, portions and waste affect the bottom line.

Protecting the margin is part of taking care of your guests, your team and the business that supports them.

If you’re going through a difficult time, remember: you’re not alone.

Maybe it’s your health, a family situation, a challenge at work, or the stress of building a business that isn’t where you hoped it would be.

You may not see a way forward right now, but you don’t have to face it alone.

It’s okay to feel down. It’s okay to ask for help, take a breather, and give yourself some grace.

If you need someone to listen, make you laugh, or offer a little encouragement, reach out. I’m happy to chat.

“A loan is a loan.”

It isn’t.

The financing has to match the business plan.

Agency financing is designed for stabilized multifamily assets. Bridge loans are built for transitional assets. Construction loans are designed for ground-up developments or major redevelopments.

None of these are inherently better than the others. They’re simply designed to solve different problems.

In commercial real estate, structure is often just as important as pricing.

The right loan doesn’t just help you close. It helps you execute the business plan after closing.

What are you trying to accomplish?

🎃 Don’t let your next deal come back to haunt you.

A property can look great on paper, but the details deserve a closer look.

👻 Verify rental income and collections.
🧛 Account for taxes, insurance and carrying costs.
🔨 Include a contingency in your renovation budget.
🎈 Understand your loan’s maturity and payoff requirements.

If refinancing is your exit strategy, make sure you understand what it will take to qualify. Future rates, values and approval aren’t guaranteed.

Enjoy the Halloween surprises. Be prepared for the ones that can affect your investment.

No monthly payment does not mean no cost.

A HELOC lets you borrow against your home’s equity, generally with monthly payments and a variable interest rate.

A home equity investment (HEI) typically provides cash without monthly payments to the provider. Instead, a lump sum is due usually at sale or contract end based partly on your home’s value and the agreement’s terms.

After years in lending and real estate, my advice is straightforward: understand the total cost and have a clear repayment plan before committing your equity.

Save this comparison, share it with a homeowner and DM me with questions.

Educational only. Terms vary. Failure to repay can put your home at risk.

Don’t disqualify yourself before you understand your options.

You don’t need perfect credit to start the conversation. Understand where you stand, ask questions, and build a plan.

I got played twice. And I have to own my part in that.

I saw the potential upside and moved forward without properly vetting the people involved. I didn’t consult an accountant or an attorney. I also dismissed advice from people whose experience should have given me reason to pause.

Those were my decisions, and they were expensive lessons.

After more than two decades in hospitality and years of running my own businesses, I’m comfortable acknowledging that experience doesn’t make any of us immune to poor judgment.

Ask the uncomfortable questions. Verify what you’re told. Listen to people who have earned your trust, especially when their advice challenges what you want to hear.

I still believe in people and opportunity. I’ve learned to bring more discipline to both.
