No shortcuts.

No hype.

Just commitment, structure, and trust.

This is our 5th property,

And that sounds crazy to say,

Even at a young age it just proves how possible it is to achieve things like this,

I’m not saying that to brag,

I’m saying that to show you what is possible.

And to achieve this it’s all about working smart not hard,

If everyone worked hard, then everyone would be rich,

It’s about using leverage from other peoples money to help get you to a place of success,

And that’s what we do,

So if you want to learn how we do this drop us a message! by @joe_tutti

Everyone posts the wins. This one I lost.

First property. A guy had five grand sat doing nothing, so we set a company up fifty-fifty. £850 rent, £850 deposit, and every penny left went into the refit. Three-bed into a two-bed with a cinema room — I did every bit of it myself.

It worked. £150 a night, 70% full.

Then the landlord took it back. Not because the deal was bad. Because my contract wasn't strong enough to stop him.

That one's on me. Not him, not the market. Me.

I've since replaced my income with the exact same strategy — just with a contract that holds.

Comment CONTRACT and I'll send you the checks I run now before I sign anything.

Thank you to my past self for going through the shit and coming out the other side.

I always wanted to get into property. I kept putting it off.

So fucking glad I took the plunge. Now I get to spend days like this. Blessed.

If you're the one still putting it off, comment RAISE and I'll send you my free finance guide. by @joe_tutti

Three things I check before I offer a single penny — and the third one costs most people thousands.

1. The real rent, not the advertised figure. Advertised and achieved are two different numbers, and only one of them pays the mortgage.

2. The worst case exit. If I can't refinance, can't sell at my price and wouldn't hold it — I don't buy it.

3. The cost behind the walls. You can see the kitchen. You can't see wiring, damp, or the plaster underneath. That's where the money goes.

Save this before your next viewing.

A grand a month in rent and £50 left at the end of it. Red flag or green flag?

One £600 repair wipes out a whole year of that "profit."

The fix isn't a better postcode. It's buying on yield and budgeting for repairs before you exchange — not after.

And the bit nobody mentions: 27.0m UK households in 2015, 29.0m in 2025. Two million more in ten years (ONS). Average house £11,288 in 1975, £272,751 today (Nationwide).

So — comment RED or GREEN. Which one is it?

In 1975 the average UK house cost £11,280. Not the deposit. The whole house.

Today it's £272,751. That's 24x — and wages didn't do anything close to that.

Everyone's been saying "wait for the crash" every year since. 2008 dropped it, and it still came back higher than the peak. Those are HM Land Registry's own numbers, not mine.

The people who bought and held aren't waiting for anything.

Comment PROPERTY and I'll show you how to start.

My tenants bought me this house. Twice.

Every so often someone messages me saying that's unethical. So let's actually have the conversation.

They get a proper home, all bills included, done to a standard most landlords wouldn't bother with, and problems fixed the same week. As a single let I'd make maybe £2,000. As a house share it's almost £5,600. Same house, same street, same mortgage.

And no, it isn't free money. There's licensing, management, wear and tear. It's a proper job.

But both sides of that deal said yes for a reason. So is it unethical? Tell me in the comments, and if you want to see the numbers, comment PROPERTY.

This house made £0 for 6 years.

Sat empty. The previous owner paid council tax on it the entire time and got nothing back. His version of owning this house cost him money every single year.

We bought it for £220,000 and put £132,000 into the refurb. Now it pays over £700 a room, across seven rooms.

Same bricks. Same street. Completely different outcome. The difference was never the house, it was what you do with it.

Comment PROPERTY and I will show you how we run the numbers.

£70,000 knocked off the purchase price. Here is how.

This is the full deal, start to finish. The offer, the surveying, the refurb, the numbers, the whole end to end. Everything that goes into it, what went wrong and what went right, because something always does.

Asking was £320,000. We offered £270,000. It had been sat on the market four months.

Then the survey came back, and the whole deal shifted.

That is the next video, so follow so you do not miss it and we will show you the exact process of what happened on this deal.
